Description
ONE OF THE MOST EXCITING PROPERTY COMPLEXES IN MY OFFERINGS!
If you are looking for a property located in an authentic forest environment, far from the noise of the world, and that offers not only a place to live but also opportunities for business, holiday resort, a home for elderly people with rheumatic or vascular diseases, hospitality services, and many other uses, THEN THIS IS IT! The current major attraction of the village of Mátraderecske is Hungary's unique carbon dioxide dry bath (Mofetta), which significantly contributes to the high-quality care and rehabilitation of patients with vascular diseases and certain rheumatological conditions. Until 2015, the second largest tourist attraction in Mátraderecske was the complex I am offering for sale, which served as the support building for the Treasure Beach Bath (Kincses Strandfürdő). The thermal medicinal water found here, rich in minerals, was suitable primarily for treating rheumatic diseases for over 50 years. The first exploratory drilling took place in 1965, when 38°C warm water shot up 15 meters from a depth of 800 meters. Thanks to the village’s cooperation, one pool was built and later expanded to three. Weekend houses were constructed around the beach, attracting nearly three hundred vacationers from all over the country. In 1986, Mátraderecske was declared a resort area, becoming part of the tourist and leisure region that includes Parádfürdő, Parád, and Parádsasvár. However, despite excellent reviews, the beach was closed in 2015. Its water was nationally recognized and popular among visitors due to its high iodine, bromine, and sulfur content, as well as its family-friendly atmosphere. Without local support and EU funding, renovation was not feasible at the time, leaving this treasure—mineral-rich water suitable even for consumption—waiting for a savvy investor to revive the natural resource.
Over time, the right wing of the building underwent a particularly thorough renovation and received residential classification. The property, with a net usable area of 155 sqm, features new doors and windows, insulation, and upgraded water and electrical systems. It currently has a 3*74A industrial electricity supply. Divided into 3 units, it includes a total of 4 large rooms, multiple bathrooms, and auxiliary spaces. Structurally, the property is in excellent condition, approximately 85% completed, with heating provided by a gas boiler and radiators.
The second property, sold exclusively together with the residential building, is situated on a 558 sqm plot with a floor area of 245 sqm. Currently operating as a restaurant, it is in excellent condition but its rooms, which perfectly suit their original purpose, require renovation and modernization.
Mátraderecske is a quiet, friendly village on the northern side of the Mátra Mountains, in the Parádi Basin. It is ideal for relaxation, hiking, and cycling. By car, Eger and Salgótarján are both 35-40 minutes away, with regular intercity bus service to both cities. The nearest town is Recsk, just a 5-minute drive away, and the district center Pétervására is 20-25 minutes by car. Within a 5-minute walk from the property, you will find a COOP convenience store and an intercity bus stop; 15 minutes away in the village center, there is a larger COOP supermarket, a farm supply store, a tobacco shop, and a restaurant.
