Description
Structurally Renovated Tátra Timber House on a Double Plot with Views of the Danube Bend – Kismaros, Börzsönyliget
Foreign investment sale – due to the strong Hungarian forint exchange rate, the property is currently available at a favourable price.
About the Property
Located in the quiet yet inhabited area of Kismaros Börzsönyliget, this 35 m² Tátra-type timber house with a 12 m² upper level is for sale on a 1,501 m² plot. The neighbourhood is peaceful and well-kept; the plot directly overlooks a maintained forest, through which the Danube Bend is visible in autumn, winter, and early spring. The property is easily accessible by car, with water and electricity already connected. Two cars fit comfortably in the driveway in front of the gate. The house also includes a septic tank, a small tool shed, a firewood storage, and a covered dining terrace.
By car, the village centre and railway station are 10 minutes away; on foot, it's 30 minutes downhill and 40 minutes uphill. The green trail passes at the end of the street: the Gál-hegy Rock Viewpoint (one of the finest panoramas of the Danube Bend!) is a 30-minute walk, and the Testvér Spring is 20 minutes away.
About the Renovation
The house has undergone a major renovation, during which all old materials were removed – with the exception of the original timber frame. The property received a completely new, insulated foundation and floor structure, providing a solid feel and excellent heat retention. Both the roof (8 cm) and the base (20 cm) received new rock wool insulation. The interior no longer has partition walls: both the ground floor and the upper level form an open, continuous space, offering maximum freedom in layout design. The floor consists of 3 cm thick solid OSB boards, prepared for the installation of hardwood flooring. The OSB panels are not yet fixed, so wet rooms and plumbing can be positioned as desired – no constraints apply when planning the new layout.
Heating is provided by a modern, internet-controlled air conditioning unit or a charming wood-burning fireplace – meaning you can start warming up the cottage while still on your way to the Danube Bend.
The forest-facing façade can be replaced according to taste – for example with a modern tilt-and-turn or sliding terrace door. The corrugated roof tiles will need replacing in the long term, but this also offers the opportunity to install skylights or create a covered terrace. I can recommend local, trusted tradespeople for the finishing works (roofing, windows & doors, plumbing & electrical, joinery, etc.).
Plot Details
- Total plot area: 1,501 m²
- Maximum building coverage: 15%
- Zoning classification: inner area
- Property classification: designated / weekend house, yard
- Electricity and water connected
There are several guesthouses and permanent residents in the area. The landscape is exceptionally quiet – birdsong is constant, and deer and squirrels are regularly spotted. The Szerpentin road is expected to undergo improvements in the near future.
Who Is This For?
For those who would love to finish a beautiful, nature-integrated holiday home according to their own taste and ambition, but don't want to deal with structural renovation – we've already taken care of that. No old materials remain in the house (5 skip loads of rubble were removed!); it's ready for interior design and fit-out. Ideal as a guesthouse or for personal use.
