The former Lencsehegy mining site located on the outskirts of Kesztölc is a property of a scale and infrastructure that is rarely available today in the Budapest–Esztergom region.
The approximately 26.2-hectare property complex comprises six cadastral parcels. The site currently includes more than 8,400 m² of existing buildings, while significant areas of undeveloped land are also available for new development.
The former mining complex is a 261,893 m² brownfield industrial site with versatile development potential, strategically located within the catchment area of Budapest, Esztergom and the Slovak border.
Its protected, valley-basin setting, industrial heritage and existing building stock, substantial energy supply capacity and dedicated water source combine to create a unique set of characteristics that can provide a foundation for a range of development strategies.

Location
Kesztölc is strategically located between Budapest, Esztergom and the Slovak market, at the meeting point of the Pilis Hills and the Dorog Basin.

The property is accessed via a dedicated private road approximately 1.5 km long, with a regulated width of 12 metres.
According to preliminary plans, the route of the M100 expressway is expected to pass approximately 1 km from the site.

5.6 MVA – suitable for developments with high energy requirements
One of the property's key differentiating features is its existing energy infrastructure.
The site has its own 20 kV medium-voltage power supply, with approximately 5.6 MVA of available capacity. The electrical network is already established within the site, with its central point located in the existing transformer building.
This makes the property particularly suitable for energy-intensive industrial and technological developments, energy storage facilities or data centre projects.
Dedicated Karst Water Supply
170-metre-deep well with a measured water yield exceeding 600 litres per minute
The 170-metre-deep well has a continuously measured water yield of more than 600 litres per minute. According to previous laboratory analyses, the total dissolved mineral content of the water is 652 mg/litre.
This may create development opportunities where a reliable and substantial water supply represents significant business value.
