Features of the Garden Agricultural Area:
Section 25 (1) The Mk zone is a garden agricultural zone as defined by the land-use plan law, also part of a vineyard production cadastral zone.
(2) Only one economic building serving vine cultivation, wine processing, wine storage, or wine tourism and a cellar covered with soil up to 2.0 meters high with a gable wall can be built.
(3) Such buildings can only be built on plots with at least 80% vineyard cultivation.
(4) Animal husbandry buildings and estate centers cannot be established in the garden agricultural zone.
(5) Conditions for parceling and building in the Mk zone:
a) no plot smaller than 5000 m2 can be created by subdivision,
b) merging and re-dividing plots cannot result in more plots than originally,
c) the average width of a new plot must be at least 18 meters,
d) the buildable plot area must be at least 2700 m2.
(6) Building height may be up to 4 meters, but the highest point may not exceed 6 meters.
(7) The building coverage may not exceed 3% of the plot area, and the building footprint may not exceed 60 m2.
(8) Buildings can be built on the side boundary up to 9 m average plot width; beyond 9 m, buildings can be side-boundary or free-standing according to existing conditions.
(9) Buildings must be at least 5 meters away from the road boundary.
(10) Building on plots withdrawn from cultivation is not allowed. Construction is only possible on cultivated plots complying with points (1) to (9).
