Description
The family house is located in the village of Jászszentandrás, near the thermal spa. The village is free from through traffic. It can be accessed from the main road No. 31 via a newly renovated connecting road or from Jászapáti.
Jászberény is 25 km, Heves 12 km, and Budapest 90 km away.
The thermal spa has been operating since the 1960s, and there are 3 campsites in the village. Thanks to the spa, many Dutch and German holidaymakers and settlers have arrived. Apart from this, the village has a purely Jász ethnic composition.
Unfortunately, it is now time to sell our parents' family house. We held onto it, hoping that someone in the family might need it, but even our children (the grandchildren) now have stable jobs, housing, and livelihoods.
The house was designed by our uncle and built by our grandfather. It is an excellently laid out, two-story flat-roof building. It was built between 1974 and 1976.
The building is constructed from B30 bricks, with custom-made doors and windows, reinforced concrete ceilings, and a reinforced concrete staircase between the floors. Structurally, the building is flawless.
On the ground floor, there is a large living room, a separate large kitchen with a pantry, a toilet, a wardrobe, a garage with access to the basement, and a boiler room with a partially completed shower. The fixtures and wall coverings for the shower are available for completion.
On the upper floor, there is a living room, 3 bedrooms, and a bathroom. Two of the bedrooms are smaller, and one is larger. The living room and one of the smaller bedrooms have balconies. The rooms have parquet flooring, and the walls are wallpapered.
There is a small basement under the building, where oil and mixed-fuel boilers are located. It can be accessed through the maintenance pit in the garage.
The building is heated with gas, and the heat is distributed through real cast-iron radiators.
The property has UPC TV (2 media boxes), DIGI internet, WiFi, and a security alarm system installed. The building is partially air-conditioned.
Behind the building, there is a lightweight storage structure.
The plot is 1,050 m², mostly planted with table grapes, though the plantation needs renovation, or the trellis system can be dismantled and sold. A drilled well and three-phase electricity are available.
The building is currently suitable for habitation but, like any used house, requires renovation. Recommended works include bathroom replacement, replacing the outer window frames with insulated versions, adding at least 8 cm of external wall insulation, maintaining the flat roof, and repairing the balcony's flooring.
The building is not new but structurally flawless. Its layout makes it suitable for use as a corporate holiday home or a family vacation house. The price has been set considering the above works. The price per square meter is approximately HUF 190,000, while the current market price is around HUF 900,000/m². The village is eligible for rural CSOK (a housing subsidy program).
Given the current inflation, it is an excellent investment!
