One-half of a double parking space for rent (with invoice) in Balázs Házak residence in a locked, dry, accessible indoor parking lot. Ideal for a smaller size car, but may easily fit a medium-sized, too. Parking is possible headways.

THE PARKING SPACE:
The parking space is located in the indoor parking lot of the building in the basement on floor -1, right in front of the entry / exit lane ramp. Easily accessible from the locked stairways. The size of the parking space is cca. 315 cm × 590 cm, and parking headways, two cars can fit conveniently.
The parking space is a painted, unique space in the parking lot, for which the license plate number(s) of eligible vehicle(s) will be displayed on a sign on the walls, in order to exclude unauthorised parking by others.
The parking space has been built on slick horisontal ground made of concrete and the surrounding walls are watertight concrete. There are no disturbing pillars or pipes in nearby.
In winter, the temperature in the parking lot is approximately 5-10 degrees Celsius. The lighting of the parking lot perfectly lights the parking space.

THE COSTS:
The rental fee is 23,650 HUF or 65 EUR per month. In addition to the rental fee, the tenant should pay charges. The parking space is available for a minimum of 3 months, with a contract (the period may be a case for negotiation). In order to engage in a renting commitment, a security deposit equivalent to 2 months of rental fee as well as the rental fee for the first month (plus charges) should be paid upfront.

THE BUILDING:
The parking space is located in Balázs Házak residence. The building was built in 2008 and may be found in perfect condition still today.
A fire alarm system and a ventilation system are operating in the entire parking lot.
The property management is excellent, the building is safe, and the tenant community is attentive. Waste is collected selectively.
The parking area on the streets in front of and in the nearby building is for a fee (450 Ft / óra, between 08:00-20:00).

THE LOCATION:
The parking space and the building have a premium location: at the verge of the tight inner city, in the middle of the wider inner city. There are universities (Semmelweis, Corvinus, Budapest University of Technology), shopping centres (Corvin, Lurdy), gyms, a swimming pool and spa (Dandár), cinemas, cafés, ice cream shops and patisseries, restaurants, hotels, hospitals, parks, grocery and other kinds of shops in the nearby.

THE TRANSPORTATION / COMMUTING:
The building is in easy reach by car, bicycle, and public transport as well as on foot. The traffic on the street is very low. There is a public bike (BUBI) station a single block away on the corner of Vendel and Thaly Kálmán utca. The Klinikák metro station (M3) is 5 minutes walk, the Mester utca tram stop (Tram 4 and 6) is 8 minutes walk, the Boráros tér traffic conjunction (Tram 2, buses) is 10 minutes walk, Tram 24 and 51 are 5 minutes walk.
