Description
A building plot is offered for sale in a fairytale-like, historic estate setting. The location is excellent, situated within the Tatabánya – Esztergom – Budapest triangle. All three major cities are accessible within approximately 30 minutes by car.
The plot has a total area of 1,391 m². A roughly 100-year-old building is located on the property, and its demolition has already begun. The electricity meter has been relocated to an officially installed utility pole on the plot. A water meter shaft with an installed water meter for the new building is also available.
The settlement does not have a public sewage system; however, a biological wastewater treatment plant has been installed on the property and is in completely new condition. It can be put into operation at any time and provides an excellent, environmentally friendly solution for wastewater management with minimal maintenance requirements.
The lower part of the plot is flat, while the rear section is gently sloping; it previously featured a terraced garden layout. In this area, there is a large cellar in need of renovation. The property also includes a hand-dug well with 12 rings, which requires cleaning but contains water throughout the entire year.
The settlement has fiber-optic internet access as well as a gas supply.
The plot is located in a protected heritage area and was formerly part of the Sándor–Metternich estate, which adds to its unique character. Even the access road toward Gyarmatpuszta, lined with magnificent horse chestnut trees, evokes the atmosphere of a historic manor. Upon arrival in the small, single-street part of the settlement, one is greeted by a beautiful neo-Gothic chapel—also the burial place of the Count and his family—as well as a hunting lodge surrounded by a stone wall.
All documentation related to the heritage protection, demolition, and new construction has been fully prepared, which I personally managed. The demolition of the house and the site preparation are currently in progress; further works may be included as part of the negotiation.
This property is a dream opportunity for hunters or nature lovers seeking peace, relaxation, and freedom in their everyday lives, while still wishing to remain within convenient distance of major cities.
The plot is offered for sale by a private individual. Please feel free to contact me with any questions or inquiries.
