Description
A home built for ourselves in 2021 – every detail reflects our careful planning and commitment to sustainable comfort.
Overheads that are virtually non-existent: Monthly energy costs are only ~20,000 HUF – this represents the total annual overhead costs for the entire household (heating, cooling, hot water, household appliances, electric car charging). In addition, only water and garbage fees are incurred.
Spaces and layout: The three levels of the house offer a total of 315 m² of net living space on an 820 m² plot. Including the terraces, the gross area exceeds 400 m². Perfectly suited for large families or multiple generations living together, with well-defined living areas.
• Ground floor (161 m²): The 31 m² living room and 23 m² dining room function as an open, connected space, with the limestone-framed fireplace as the natural centerpiece. Fully equipped kitchen (steam oven, double oven), two bedrooms, bathroom, half bathroom, laundry room.
• Upper floor (90 m²): Three bedrooms + guest room with en-suite bathrooms, and a 27 m² second living room (study, playroom or guest reception area). Built-in wardrobes in every room. Space prepared for a sauna, with electrical outlet.

• Solar panels: 10 kW Canadian Solar system with net metering – in practice, this means that the total annual electricity cost for the entire household is only about 20,000 HUF.
• Additional systems: Three-phase power supply (3×25 A), alarm system, central water softener (EcoWater eVolution500), water filter and water purification system.
• Wood-burning fireplace: Not just for decoration – it can heat the entire lower level and adds a cozy atmosphere to winter evenings.

The size and layout of the plot also allow for the construction of a swimming pool, and preliminary plans are in place.
Location Located on a quiet street in Gyenesdiás, near the forest, surrounded by newly built houses. The Nagymező forest playground is an 8-10 minute walk along a forest path.
