The Complete History of the House
We purchased the plot at the end of 2022, which originally had a 25 m 2 small cabin and an 11 m2
cellar with an external entrance. We demolished the roof of the existing building, kept the solid foundation, the ceiling structure, and the three main walls, and then expanded it with an additional 50 m 2
extension.
This created a ground floor area of approximately 75 m2, onto which we built an upper floor of the same size. After deducting areas with a ceiling height below 190 cm, the upper floor still provides roughly 50–60 m2 of useful living space. The cellar has been fully preserved, underpinned, concreted, and equipped with a ventilation system.

We are fully completing the property up to the pre-tiling/flooring phase, ensuring that the occupancy permit (lakhatási engedély) is fully sorted out before the final handover. Technical Specifications
Masonry: Porotherm 30 N+F neo RAPID bricks.
Insulation: 15 cm EPS80 facade insulation. (Materials for the plinth/base insulation are already purchased, and we undertake its installation before handover).
Windows & Doors: 76 mm profile thickness with 3-layer glazing, airtightly sealed with SOUDAL LQ and HYBRID materials. The living room features electric shutters, while the other rooms have manual strap-operated (gurtnis) shutters. Mosquito nets are installed on one window per room, and two in the living room.
Internal Flooring Layers: Vapor-barrier waterproofing, a mix of EPS 100 and PIR insulation technology equipped with heat-reflective foil, topped with water-based underfloor heating and 5 cm of fiber-reinforced screed concrete.
Interior Walls: Finished with KNAUF plaster; rooms are separated by 2-layer plasterboard walls.
Roof & Attic: Structure made of 20 cm rafters with a 5 cm counter-batten for perfect ventilation, covered with TERRAN "hódfarkú" (beaver-tail) tiles. The roof insulation consists of 22 cm thick, open-cell spray foam (equivalent to 30 cm of traditional glass wool). Technological foils: heat-reflective on the inside, vapor-permeable on the outside. Premium Velux windows are installed in the attic.
Heating & Hot Water: To be provided by a modern heat pump, operated on a discounted electricity tariff ("H-tarif"). As an alternative option, a brand-new LEIER chimney has also been built, allowing the connection of a freestanding tiled stove or fireplace after purchase. Electrical outlets for air conditioning are already pre-installed in the living room and the downstairs bedroom.
Staircase: A solid, reinforced concrete staircase leads to the upper floor.
Utilities: 3x32 A electricity capacity. Sewage disposal will be managed by a newly built biological wastewater treatment system. Gas connection point is within the property boundary. Mains tap water network is fully connected.
Layout
Ground Floor: Open-plan kitchen and living room, 1 bedroom, and 1 bathroom + toilet.

Surroundings and Location
The upper floor offers a magnificent, panoramic view. A deciding factor for our purchase was that a WWII memorial site is located directly behind the property, meaning no one can ever build behind the house in the future.
The path leading to the open fields and the new panoramic lookout point starts right behind the house. Stepping out of the back gate, you instantly find yourself in nature and on a hiking trail.
The plot is also accessible from the front, completely bypassing the dirt road (requiring only 10–15 meters of driving on a gravel road). This gives the new owner the freedom to decide from which direction they wish to set up the main car entrance.
