Description

In the Lf-2 zone, the conditions for plot formation and construction are as follows: the minimum size of a developable plot is 1500 m², with a minimum width of 16 m and a minimum depth of 50 m. Buildings in this zone must be positioned with side boundary construction. The front yard size must align with the established conditions of the environment, or if absent, be at least 3.0 m, while the minimum side yard width is 4 m.
The maximum building coverage on the plot is 18%, while underground construction can cover up to 30%, provided it is entirely within the building area. At least 60% of the property must be maintained as green space. The maximum allowable building height is 4.5 m.
A flag-shaped plot can only be created with a flagpole at least 4 m wide, the area of which cannot be included in the buildable area calculation, and rainwater drainage for the flagpole must be properly addressed.
