Description
In Csapi, in a quiet, forest-surrounded area of the Istóci Hill, two separate plots of land are for sale, measuring 2403 m² and 2341 m², located close to each other. Both plots have a mixed classification: part Mk (garden agricultural zone), and part Ev-gy (fruit-cultivated forest area), offering both building possibilities and nature-oriented uses.
On the Mk-classified parts, it is possible to construct an agricultural building, provided that at least 80% of the plot is cultivated with vineyards or orchards. The buildability is 3% for vineyards, 2% for orchards, with a maximum building size of 120 m² and a permitted building height of 4 meters. The architecture must follow traditional rural styles of the Zala region, with pitched roofs and designs that blend into the landscape.
Today, the concept of an agricultural building extends far beyond a traditional press house or storage shed. These plots are suitable for building an off-grid, tiny house-style workshop or creative studio, which could serve not only for storing tools, produce, and equipment, but also as a quiet retreat area. It could house a small-scale fruit processing facility, drying shed, produce storage, a bicycle or electric vehicle shelter, or even a forest learning space for nature education, craft workshops, or environmental programs. For those seeking mental and spiritual rejuvenation, it could be an ideal location for a meditation space or forest retreat – freely interpreted in function, yet still legally classified as an agricultural building.
On the Ev-gy classified parts, building is not permitted, and the land use as fruit cultivation cannot be changed. The existing chestnut trees and forest areas are excellent for nature conservation, wildlife or forestry purposes. Suitable uses include beekeeping, wildlife observation spots, herbal gardens, or even a small eco-tourism area with walking paths.
The plots currently have no utility connections, which opens the door for a fully self-sufficient, sustainable lifestyle. With solar energy, rainwater harvesting, compost toilets, and satellite or mobile internet, a modern, independent life in the heart of nature can be realized.
These plots are not just land – they are opportunities: a return to nature, a place of peace and retreat, a space for creation, a tiny yet rich world waiting to be shaped. Whether you're dreaming of hobby gardening, nature-based farming, or simply your own private refuge – here, you can make it happen.
