Description
CSABDI BIRTOK
DESCRIPTION AND TECHNICAL DATA
STEP INTO ITS WORLD
—
Approximately 35 kilometres from the outskirts of Budapest, in a peaceful, natural setting in Csabdi, lies this private estate of almost 5 hectares, situated within the built-up area of the village.
A special feature of the gently sloping, south-facing hillside is the magnificent view of the surrounding landscape from almost every point. The panorama, tranquillity and privacy define the atmosphere of the estate from the moment of arrival. A close connection with nature was a key consideration in the positioning and design of the buildings: terraces, balconies, expansive glazing and direct access to the garden open the interiors towards the surrounding hills.
The entire property is fenced and can be accessed from two directions. The buildings are connected by a network of established internal roads.
THE MAIN HOUSE
The principal building at the heart of the estate has a net floor area of 465 m². Its design deliberately embraces its natural surroundings, with almost every room enjoying a direct visual or physical connection to the garden, terraces and surrounding countryside.
The upper floor comprises four bedrooms — two children’s bedrooms, a guest bedroom and a principal bedroom — as well as a separate study. The principal suite is set apart from the other bedrooms, creating a more private and peaceful retreat with its own bathroom and walk-in wardrobe. The shared living area consists of an almost 40 m² living room, dining area and kitchen. There are three bathrooms on this level.
One of the highlights of the lower level is the 24 m² home cinema, together with the estate’s private wellness facilities. At its heart is a 55 m² indoor pool area with a swimming pool, complemented by a Finnish sauna, a bathroom area and shower. Expansive glazing brings the garden and the surrounding hills into view from here as well.
Also located on this level is one of the house’s most distinctive spaces: a dry, vaulted wine cellar with a traditional masonry oven. The brick vaulting, natural wood and traditional oven lend the room a timeless and authentic character.
The main house also includes a garage with space for two vehicles. A separate plant room is located on the lower level.
THE SMALLER HOUSE
The second residential building stands separately from the main house. The smaller house offers 124 m² of net living space and a gross floor area of nearly 249 m².
Its interior comprises two bedrooms, an open-plan kitchen, living and dining area, and a bathroom. It also includes a garage, a workshop and several terraces. Thanks to its own building-services system, it operates independently of the main house.
EQUESTRIAN LIFESTYLE
Infrastructure designed for equestrian life forms an integral part of the estate.
The separate four-stall stable is accompanied by an independent groom’s residence of approximately 60 m². This self-contained home comprises a room, a kitchen and dining area, a bathroom and a covered terrace. Its location provides independent accommodation immediately beside the stable.
The equestrian area also includes a training arena constructed with a specialist riding surface.
The positioning of the stable and its associated service areas allows horse keeping to become a natural part of everyday life on the estate.
OUTDOOR LIVING
The residences are surrounded by terraces, landscaped grounds, green spaces and areas designed for relaxation. A particularly distinctive feature is the covered summer kitchen, built in 2012 and centred around a large traditional oven.
Designed to accommodate approximately 20 people, the covered structure is ideal for gatherings with family and friends. The oven was designed and built by a renowned designer and master oven builder, and additional outdoor cooking facilities are also available beside it.
The landscaping throughout the estate is supported by a comprehensive irrigation system.
AN EXCEPTIONAL HOME WITH SIGNIFICANT INVESTMENT POTENTIAL
In its present form, CSABDI BIRTOK is a fully functional private family residence, bringing together two residential buildings, private wellness facilities, equestrian infrastructure, a wine cellar, a summer kitchen and almost five hectares of private grounds.
Its value, however, extends beyond the buildings already in place. The currently undeveloped part of the estate can be subdivided into seven additional independent plots. The corresponding subdivision plan can be viewed alongside the floor plans.
Alongside the existing private estate, this creates the potential to develop a separate, exclusive residential community. It is rare for a property that already functions as a complete family home to offer such considerable investment potential and such extensive possibilities for long-term development.
TECHNICAL DATA
The main house was built in 2006, the smaller house in 2010, and the summer kitchen with its traditional oven in 2012.
The buildings were constructed on reinforced-concrete strip foundations. The main walls are constructed of 38 cm Porotherm masonry with 5 cm of external thermal insulation. The floor slabs are of monolithic reinforced concrete construction, the roofs are covered with concrete tiles, and the ceiling above the upper floor is insulated with a 10 cm layer of thermal insulation.
The two residential buildings operate with separate building-services systems. Heating and cooling are provided primarily by heat-pump systems connected to vertical ground-source probes. These are complemented by ceiling and wall heating and cooling, underfloor heating and additional air-conditioning units. The combination of several heating and cooling methods allows flexible control tailored to the individual requirements of each room.
The estate’s water supply is provided by a private drilled well, while connection to the public water network is also available. The irrigation system, supplied from the well, covers the entire property.
The electrical system includes two separate metering points, a three-phase supply, and both standard daytime and off-peak electricity tariffs. Wastewater is treated by the estate’s own biological wastewater treatment system.
Reclaimed historic brick has been used in several of the ancillary buildings. The internal roads and circulation areas are finished with paving stones and other durable surfaces, harmoniously complementing the natural materials used throughout the estate.
