Due to family reasons, a 12.2 hectare, currently undeveloped small farm located 90 km from Budapest with an elderberry and currant plantation planted 5 years ago is urgently for sale.
The land is located in a picturesque environment, on three adjacent plots, separated by a long-flowing stream. All three are protected by fences.
Part of the farm is still 2 hectares of forested land. There is a possibility of renting an additional 2 hectares.
The plantations are currently being farmed organically.
The plantation marked “a” is 4 hectares of arable land, classified as garden agriculture, planted with productive elderberry. The part of the estate, bordered by a forest to the east, a stream to the west and the surrounding gallery forest, has an excellent climate, and the vegetation feels good even without irrigation. An agricultural building can be built, with a maximum of 3% built-up area. According to current regulations, e.g. processing plant, or/and livestock buildings can be built, with a built-up area of approx. 1000 m2. It can be approached from the asphalt road via a dirt road.
The area marked “b” is 5.4 hectares, which is arable and granary cultivation area, general agricultural classification, planted with elderberry. A drip irrigation system has been built, electricity is provided on the plot with an electric meter.
From the east, it is surrounded by a stream, and from the northwest, it is bordered by an asphalt road. The northern triangular, 3.2333 m2 granary area is an area taken out of cultivation, on which, according to the current regulations, agricultural production buildings can be placed with a built-up area of 0.5% of the total area. In the case of the existence of an agricultural building, or at the same time, a residential building can also be built, with a maximum of two apartments.
There is currently no building on the site, an approximately 12 m2 brick structure was built to protect the mechanical equipment of the irrigation system.
The Kemence stream flows between the areas marked “a” and “b”.
The property marked “c” is 2.7 hectares of fruit cultivation, classified as general agricultural, planted with approx. 2 hectares of red currants and approx. 0.7 hectares of elderberry. It is separated from the other two land areas by an asphalt road.
