Description
For sale in Vinye, a fantastic forest guesthouse and forest school in a prime location!
Vinye is a small village in Győr-Moson-Sopron County, administratively part of Bakonyszentlászló, situated within the High Bakony Protected Landscape Area.
Also known as the Gateway to Bakony, Vinye is a very popular destination thanks to its pristine, nature-close environment. From here starts one of Bakony’s most popular hiking spots, the Cuha Gorge, which begins at Kardosrét and stretches to Vinye. The valley is ideal for both cycling and hiking. This is where the Cuha Valley Nature Trail begins, offering visitors a magical, educational tour.
Vinye is a charming small village nestled in the shade of ancient trees, with only a few residents, yet it remains popular year-round. It hosts nature conservation events, a forest school, a cozy inn, a buffet, and holiday homes.
The buyer will acquire not just a real estate complex in a beautiful setting but a well-established company—a thriving “small empire” with steady guests, focused primarily on engaging children and connecting deeply with the soul of the magnificent Bakony forest and ancient pine trees.
The property is easily accessible by bus, train (on the Győr–Veszprém railway line), by car on paved roads, bicycle, or even on foot. The buildings sit on nearly 1 hectare of fenced, camera-monitored, landscaped forest land embraced by ancient Bakony trees. The property for sale includes three buildings totaling 350 square meters.
Main building: 180 m2, with 4 rooms offering 31 beds, equipped kitchen and dining room for 40 people, separate female and male bathrooms and washrooms. The attic of the main building is 150 m2 and can be developed or expanded (plans available).
Apartment house: two-story, two units of 40 m2 each, accommodating 15 people, with kitchen, shower and WC, and a covered terrace.
The apartment house also includes a separate activity and community room.
On the property, there is a covered pavilion and facilities for grilling and cooking. A camera and Wi-Fi system are installed throughout the area. The buildings were renovated in 2005, preserving their original character, including new doors and windows as well as roof structure and covering.
A full energy and aesthetic upgrade was completed in 2020, including the installation of 36 solar panels to support electricity supply. The entire electrical system was renewed, enabling ceiling and underfloor heating in the main building, as well as efficient operation of electric boilers and LED lighting. Heating is also provided by a multi-fuel boiler.
In recent years, a comprehensive aesthetic renovation replaced flooring, windows, and all furnishings. A modern kitchen furniture set was installed in the dining room. The 150 m2 attic space in the main building remains available for development and expansion.
The forest school holds a new accommodation certification, and the buildings are equipped with a radio-frequency fire protection system that complies with fire and electrical safety regulations.
This guesthouse, operating for nearly 25 years, has a loyal returning clientele, making it an excellent venue for summer camps, forest camps, school trips, team-building events, and nature conservation programs. The sale price includes the operating company, all furnishings, and the invaluable returning guest base!
Nearby attractions include the Lower Cuha Gorge, the Kőpince cave along the Cuha stream, the Kőpince spring with its constant 7-degree water, and the Betyár cave, evoking the era of the infamous outlaw Savanyú Jóska. The Fenyőfő Ancient Pine Forest, the only Hungarian sandy pine forest habitat, is also close by. Toward Fenyőfő from Cuha Gorge lies the Hódos-éri Likas-kő and the stunning Papalátó-kő rock lookout.
The MÁV railway line number 11 (Győr-Veszprém) passes through here, and the section between Vinye and Porva-Csesznek is Hungary’s only railway line under monument protection. Between Porva-Csesznek and Vinye stations, the train crosses three tunnels and two viaducts along the Cuha stream valley. Near the railway viaduct stands a railway construction monument in the form of an obelisk.
