Description

Unique Operating Tourist Accommodation for Sale in the Heart of the Bakony Mountains – Nearly One Hectare of Land!

In Vinye, a picturesque part of Bakonyszentlászló, close to the beautiful Cuha Valley and Cuha Gorge, we offer for sale the Hosszú Ház Guesthouse, an operating tourist accommodation property that combines an attractive investment opportunity with the possibility of living in an exceptional natural environment.

Vinye, formerly known as Vinye-Sándormajor, has historical connections to the former Esterházy estates. A sawmill associated with the Esterházy family once operated in the area, where forestry and timber processing played an important role for generations.

Today, Vinye is known for its peaceful atmosphere, spectacular natural surroundings and tourism. It is one of the popular starting points for hiking routes through the Cuha Valley.

One of the region's most remarkable attractions is the historic Bakony Railway, inaugurated in 1896 to celebrate Hungary's millennium. The railway passes through three tunnels and across two impressive viaducts, offering unforgettable views of the surrounding forests and rocky valleys.

NEARLY ONE HECTARE WITH SEVERAL INDEPENDENT BUILDINGS

The property consists of three separately registered plots. The main plot measures 7,845 m², complemented by two additional plots of approximately 1,000 m² each, creating a total estate of nearly 10,000 m².

The entire property is fenced, offering privacy, spacious outdoor areas and a peaceful natural setting.

The buildings have a combined floor area of approximately 400 m², including independent residential apartments, tourist accommodation units, communal facilities and auxiliary buildings.

The centrepiece of the estate is the traditional elongated building known as Hosszú Ház, or Long House. It contains two independent residential apartments and two tourist accommodation units, all with separate entrances.

RESIDENTIAL APARTMENTS IN THE MAIN BUILDING

Apartment 1 – Approximately 45 m²

Located towards the street-facing end of the main building, this apartment offers practical accommodation suitable for permanent residence.

It comprises a living room, separate bedroom, small walk-in wardrobe accessible from the bedroom, kitchen with dining area, entrance hall, bathroom with shower and separate toilet.

The apartment is accessible from both sides and has two terraces. The courtyard-facing terrace is covered and finished with brick paving.

Heating is provided by electric radiators and a functioning traditional tiled stove connected to a chimney. Domestic hot water is supplied by an 80-litre electric boiler.

The apartment features wooden windows with shutters and fitted kitchen furniture.

Apartment 2 – Approximately 70 m²

The second residential apartment has a welcoming atmosphere and retains traditional architectural details reflecting the rural character of the Bakony region.

It comprises a living and dining room, two separate bedrooms, a bathroom and a utility room with an additional shower and water connection.

The boiler room serving the central heating system is also located in this section of the building.

Heating is provided by radiators connected to the central boiler, complemented by a traditional tiled stove.

Two terraces, located on opposite sides of the apartment, provide direct access to the outdoor surroundings.

TOURIST ACCOMMODATION AND GUEST UNITS

Guest Unit 1 – Approximately 60 m², 13 Beds

This accommodation unit occupies the next section of the main building and can accommodate up to 13 guests.

It comprises three sleeping rooms, a kitchen and a bathroom with shower and toilet.

Its layout is particularly suitable for hiking groups, children's camps, school trips and organised outdoor programmes.

Guest Unit 2 – Approximately 70 m², 14 Beds

Located at the rear of the main building, this larger accommodation unit provides 14 beds in two sleeping rooms equipped with bunk beds.

Facilities include two bathrooms, separate male and female toilets, a fully equipped kitchen and an entrance area.

The arrangement is well suited to school groups, youth camps, hiking communities and larger organised groups.

Together, these two accommodation units provide 27 beds.

Guest Unit 3 – Separate Cottage, Approximately 24 m²

A charming detached guest cottage offers accommodation for another two people.

It includes a kitchen, a bathroom with shower and toilet, and a sleeping area furnished with two sofas.

The cottage is currently used primarily by accompanying teachers when school groups visit, but it is equally suitable for couples or guests seeking greater privacy.

The three guest accommodation units offer a combined capacity of 29 people, with additional accommodation possibilities in the two residential apartments.

COMMUNAL AND RECREATIONAL FACILITIES

One of the property's major advantages is the range of communal and recreational buildings that complement the guest accommodation and increase its potential for tourism-related activities.

84 m² Community Building

A separate community building with an area of approximately 84 m² was completed in 2025.

This welcoming space is ideal for group activities, workshops, educational programmes, social gatherings, smaller events and shared leisure activities.

It allows guests to spend time together independently of the residential accommodation and regardless of weather conditions.

Unique Three-Room Wine Cellar

The property includes a distinctive wine cellar comprising three separate rooms.

The front section rises above ground level, while the remaining rooms extend underground. The structure was constructed with the assistance of miners and reinforced with steel and concrete elements.

Exposed brick surfaces create an authentic atmosphere, making the cellar an attractive setting for wine tastings, private gatherings and themed events.

Sauna House and Outdoor Bathing Tub

A separate sauna building and an outdoor wooden bathing tub provide additional relaxation opportunities.

These facilities are particularly attractive to visitors wishing to unwind after hiking, cycling or exploring the surrounding forests.

Walipini – Partially Completed Underground Greenhouse

Another distinctive feature is a partially constructed underground greenhouse, commonly known as a walipini.

The lower structure incorporates brickwork, while the upper section includes glazing. Construction has not yet been completed, allowing the future owner to finish and use the facility according to their own plans.

There is also a wooden storage building of approximately 15–20 m², with a water cistern underneath.

TECHNICAL SPECIFICATIONS

The main building was constructed using traditional mixed stone and brick masonry, with wooden ceiling structures, concrete flooring and wooden windows.

The residential and accommodation sections have tiled roofs.

Central heating is provided by a solid-fuel boiler connected to a radiator system. Two buffer tanks, each with a capacity of 1,000 litres, support the heating installation.

The first apartment has independent electric heating. Traditional tiled stoves are also available in several residential and accommodation units.

Electric water heaters contribute to the domestic hot water supply.

Electricity is provided through two separate three-phase connections, each rated at 3 × 25 amperes. The first apartment also benefits from a separately controlled off-peak electricity supply.

The energy performance certificate is currently being prepared.

LOCATION – THE CUHA VALLEY AND THE BAKONY REGION

Vinye is surrounded by forests and can be reached both by road and by railway.

The nearby Cuha Valley is famous for its streams, dramatic rock formations, woodland paths, caves and historic railway structures.

Local attractions include Cuha Gorge, Kőpince Spring and Cave, Csesznek Castle, the Cistercian Abbey and Arboretum in Zirc, the Bakony Natural History Museum, the ancient pine forest near Fenyőfő and Pannonhalma Archabbey.

The region offers excellent opportunities for hiking, cycling, nature photography, outdoor education and active recreation throughout the year.

The thermal baths in Pápa provide an additional leisure option within the wider region.

OPERATING TOURISM BUSINESS WITH DEVELOPMENT POTENTIAL

An important advantage of this property is that it is not an abandoned accommodation facility requiring reopening. It is an operating guesthouse with ongoing guest activity, although it is not currently running at full occupancy.

The existing infrastructure, independent entrances, 29 guest beds and extensive communal and recreational facilities offer considerable flexibility.

Potential uses include children's and youth camps, outdoor educational programmes, hiking groups, family gatherings, corporate team-building events, retreats and smaller private functions.

The two residential apartments create the possibility for an owner or operator to live on-site while managing the accommodation business.

The extensive land area may also allow further development, such as additional guest accommodation or tourism-related facilities, subject to local zoning, planning and building regulations.

This property is much more than a traditional guesthouse. It combines an existing tourism operation, historical surroundings, extensive outdoor space and opportunities for future development.

An exceptional opportunity for investors, hospitality entrepreneurs or buyers seeking to combine their home and livelihood in one of Hungary's most beautiful natural regions.
