Description
This charming, detached family house in the Őrség National Park was originally built in the 1960s and underwent a comprehensive, high-quality renovation between 2024 and 2025. The work was carried out using premium quality materials throughout by experienced and highly qualified professionals.
The special character of the property is given by its harmonious fit with the surrounding landscape and its respect for local architectural traditions. The exterior appearance has been completely transformed, and the interiors offer a warm, modern yet vintage-style living environment. The thoughtful combination of traditional elements and modern solutions results in excellent energy efficiency.
During the renovation, the house received a complete replacement of utilities, including the water and sewer system, and a new, three-phase electrical system. The exterior and interior plaster was completely renewed, the plasterboard ceilings were replaced, and 10 cm thick facade insulation was installed. The interior floor structures have been completely rebuilt, with proper water and heat insulation, and a new concrete base. The roof has been newly tiled and lathed, the attic ceiling has been finished with new wood covering; the attic is fully accessible. Insulated windows and doors have been installed throughout the house, and the entrance door has been carefully renovated, preserving the original character of the building. The rooms have laminate flooring, while high-quality ceramic tiles have been laid in the kitchen, hallway, pantry, dining room, wardrobe and bathroom.
The interior layout is practical and well thought out. Entering the entrance, all rooms open from a central hallway. Opposite the entrance is the spacious dining room and kitchen, which is equipped with authentically renovated kitchen furniture, a kitchen island, a granite sink, an elegant, antique-style copper faucet, a refrigerator, and a retro electric-gas stove purchased in 2025. The kitchen opens into a separate pantry with a four-shelf storage system.
A second entrance at the western end of the hall leads directly to the garden. The bathroom and the wardrobe are also located in this part. All electrical appliances and equipment in the house are new, purchased in 2025.
The bedroom and the living room are located on the eastern side of the hall. All rooms are decorated with tasteful stucco decoration, ceiling rosettes, wall lamps, and crystal and marble chandeliers. The living room has a beautifully renovated, traditional Jancsi stove, which provides efficient heating in the winter months. In addition, there are two electric fireplaces, one in the hall and one in the bedroom.
The house has excellent thermal properties thanks to the 40 cm thick brick walls, the insulated facade and foundation, and the modern, insulated windows and doors. There is a natural gas connection available within the plot, and the electricity network has been installed.
The house has a floor area of 96 m², complemented by a 30 m² garden terrace with garden furniture and a stunning view of the surrounding forest - an ideal place for morning coffee or evening meals. In the yard there is a caravan, which serves as a practical storage room or can be converted into a seasonal relaxation area. The property also includes a garden toilet and a garden shower, which are currently used for storing firewood.
The house is located on a 658 m², partially fenced plot, but the usable plot is nearly 3000m2, with a southern orientation and panoramic views of the Sloven forest. The beautifully landscaped area has numerous fruit trees and flower meadows. The excellent features of the property also make it suitable for small-scale farming or gardening, with four raised beds in the garden.
The Bajánsenye fishing lake, in an untouched natural environment, is located just 500 meters from the house. The village has a full range of infrastructure: school, kindergarten, shop, bakery, GP, hairdresser, restaurant, guesthouse, church, outdoor fitness park and fishing opportunities.
The property is located in the Őrség National Park, which offers a clean, healthy environment and many leisure activities, such as cycling and hiking trails, thermal baths and nature tourism.
Public transport is excellent: the bus stop is 100 meters away and the village center is only 200 meters away. Őriszentpéter is 5 km away and, as the cultural and commercial center of Őrség, has supermarkets, farmers' market, pharmacy, schools, gas station, restaurants, specialty shops, DIY stores and many other services.
This unique property is an excellent choice for families, those looking for a quiet rural life, those interested in farming or relaxation, as well as investors or buyers considering building a guesthouse.
The property is being sold fully furnished, including all furniture and appliances.
The village is strategically located: Slovenia is about 5 minutes away, Austria is 20 minutes away, and Croatia is 30 minutes away.
