Description
I am offering for sale my 145 m² garden property in Ábrahámhegy, with a panoramic view of Lake Balaton and a southeast-facing orientation.
The house is situated on a 1,250 m² plot and it has three levels: a 66 m² ground floor with a built‑in conservatory, a 31 m² upper floor, and a 33 m² attic (of which 23 m² are under 1.90 m in height).
The plot is classified as a garden area for orchard use. It is beautifully bordered with hedges and adorned with stone pines, fig trees, and ornamental shrubs. The property represents a 32/60 share of the 3,000 m² plot, which is separated by fencing and a land‑use agreement.
The house was built by my father in the 1980s. During the 2009 renovation, it received a new insulated roof, a new staircase, and insulated windows.
On the ground floor there is a living room with a small fireplace, a kitchen with an island, a dining area, a built‑in conservatory, and a bathroom. Behind the stone wall of the conservatory there is a covered 6 m² outdoor shower and bicycle storage. The glass walls of the conservatory can be fully opened on both sides in summer. Upstairs are two bedrooms (15.5 m² and 11 m²) and an 11 m² tiled loggia.

Next to the house there is a gravel parking area covered by a wooden pergola, and the entrance gate to the property is remote controlled.
The house is connected to mains gas, but during renovation the boilers were replaced with electric ones. Heating is provided by remotely controlled NOBO panels and air‑conditioning units with both heating and cooling functions in all four rooms. The house is also equipped with an alarm system.
