Our bright, unfurnished apartment in an excellent location in District 11 is available for rent.

The spacious 90 m2 apartment has 2 rooms and 2 half-rooms, with an open-plan kitchen and dining area, and is located at the lower end of Szüret Street on the first floor of a brick-built Bauhaus building with 10 apartments and a lift.

The 9 m2 terrace, the kitchen-dining area and the bedroom overlook the Buda Arboretum. The open-plan kitchen-dining-living room (40 m2) offers a comfortable living space, and the adjoining bedroom is 12 m2. The two half-rooms (7–7 m2) face the quiet backyard. One of the half-rooms has a wide gallery bed. We lived here for many years as a family of four and designed the apartment to suit our needs, with high-quality mosaic tiling in the kitchen and hallway and ample built-in wardrobes for convenient storage.

Heating is provided by the building’s central boiler, and hot water in the apartment comes from a modern electric boiler. The kitchen includes a gas hob, a new electric oven, a fridge and a dishwasher. An air conditioner in the large kitchen-living area keeps the apartment cool in summer. A shared cellar is available, and parking is possible in public spaces nearby.

The Szüret utca stop for trams 17 and 61 and bus 27 is just a few metres away, and Móricz Zsigmond körtér is two stops away. Nurseries, schools, doctors’ surgeries, shops, the Allée shopping centre, the Fehérvári út market and Feneketlen Lake are all within walking distance.

Monthly service charges for the apartment are currently 59,000 HUF, including heating, and other running costs (electricity, gas, water, insurance, etc.) are around 23,000 HUF per month.

In recent years, the building’s electrical system, lift and roof have been renovated, and external renovation is in progress. During these works, the rent will be reduced by 20% to compensate for any inconvenience. After the first year, the rental contract can be extended for an indefinite period.
