Description
New-build semi-detached home at the lake
Flexible layout, directly from the designer
A new-build semi-detached home is offered for sale in a quiet, green part of Pócsmegyer-Surány on Szentendre Island, close to an inner lake. Units “A” and “B” can be purchased separately or together.
Although legally designed as a semi-detached development, the two homes function like two independent detached houses: the living areas do not share a wall, only the covered parking/storage structures connect them. Each home will have its own entrance, private garden area and separate access.
The project follows the philosophy of Természetes Házak - Natural Homes, combining natural building materials, low energy demand and contemporary architecture.
The house will be built using natural-material construction, including the EcoCocon prefabricated external wall panel system, wood-fibre insulation, clay plaster and cellulose insulation. Heating is provided by a heat pump with hydronic underfloor heating, complemented by mechanical ventilation with heat recovery.
According to the preliminary energy calculation, the building is expected to achieve A+2023 energy performance.
The current layout includes:
- approx. 88.4 m² of living space
- living/dining area
- 3 bedrooms
- 2 bathrooms
- 11.8 m² utility/storage room
- approx. 21.8 m² covered parking space
- approx. 25 m² south-facing terrace
- approx. 520 m² private-use plot per home
A home you can still shape around your needs
Construction will begin in consultation with the future owner, so you do not have to adapt to a finished house.
Within the agreed project framework, the current design can still be modified, including the internal layout, window and door positions and façade design. More substantial redesign can also be discussed.
The purchase price includes the turnkey house, the planned mechanical systems, private well, biological wastewater treatment system, terrace and covered parking.
Optional extras such as photovoltaic panels or EV charging can be added at an agreed additional cost.
Planned completion: early summer 2027 for contracts signed in 2026.
Price: HUF 110,000,000 per home
