Description
Mediterranean-style house with panoramic views in Zsámbék – plot already exempt from agricultural cultivation
A Mediterranean-style, 60 m² house with a fully renovated exterior is for sale in the peaceful, panoramic surroundings of Szőlőhegy, Zsámbék. The property includes a 15 m² partly covered terrace and a fenced, 905 m² garden with fruit trees.
The plot’s withdrawal from agricultural cultivation has already been completed: the property is now registered as exempt from agricultural cultivation (“művelés alól kivett”). The future owner therefore does not need to arrange this change of status!
The exterior renovation is complete, while the interior requires renovation. A terrace with panoramic views, fruit-bearing trees, a renewed exterior and an interior ready to be adapted to your own ideas – with further potential for extension.
PANORAMIC TERRACE AND A WELL-PROPORTIONED GARDEN
The almost square, 905 m² plot is spacious, fenced and easy to make use of. The house stands on the upper part of the plot, allowing the raised terrace in front of it to overlook the entire garden and the surrounding landscape.
The 15 m² partly covered terrace could be an ideal spot for morning coffee, shared meals or relaxing after a day in the garden.
TWO LEVELS, TOTALLING 60 m²
The house currently offers 30 + 30 m² across two levels, plus a separate 15 m² terrace.
The 30 m² semi-basement level contains two rooms and a storage room. Its current ceiling height is 2 metres. The existing foundations allow for the floor to be lowered further to increase the ceiling height, but this work has not yet been carried out.
The upper level retains the original interior of the 1980s holiday home and requires renovation. Its original layout comprises a living room/kitchen, two small bedrooms and a bathroom. No new interior fit-out or renovation has been carried out on this level.
COMPLETED EXTERIOR RENOVATION, MEDITERRANEAN CHARACTER
The semi-basement level was built from traditional Sóskút stone. A concrete floor slab separates the two levels, while the upper level is of lightweight construction.
During the exterior renovation, the entire building received 10 cm EPS thermal insulation, a sand-coloured decorative render finish and new windows and external doors. The completely new roof was finished with Mediterranean-style roof tiles, complementing the façade and giving the house its Mediterranean character.
INTERIOR REQUIRING RENOVATION, READY FOR YOUR OWN IDEAS
The exterior works did not include renovation of the interior. The upper level retains the original interior of the 1980s holiday home, and its renovation will be a project for the new owner.
A plasterboard-based interior fit-out was previously planned, but it has not yet been carried out. The final interior layout, finishes and appearance can therefore be tailored to your own needs during renovation.
This is not a fully renovated, move-in-ready house. It is an opportunity to acquire a property whose exterior renovation is already complete, while the interior can still be shaped around the new owner’s ideas.
UTILITIES AND TECHNICAL FEATURES
The property has a connected electricity supply of 3 × 32 A, and there is a concrete cesspit on the plot.
There is currently no mains water connection on the plot. The nearest water main is approximately 50 metres away and is currently only in operation intermittently. This nearby network may offer a potential connection opportunity in the future.
Current options for establishing a water supply include drilling a well or installing a water collection or cistern system.
The available electrical capacity provides a suitable basis for installing modern electric heating, cooling or other building services systems.
905 m² GARDEN WITH FRUIT-BEARING TREES
One of the garden’s special features is its established variety of fruit trees: two large sweet cherry trees, several smaller sour cherry trees, an apple tree, a walnut tree, a greengage tree and a medlar tree.
The established vegetation and spacious garden create a sense of seclusion and closeness to nature. An especially appealing opportunity for those who enjoy home-grown fruit, gardening and spending time outdoors.
SIGNIFICANT EXTENSION POTENTIAL – A HOUSE OF UP TO 90 m²
The existing building can be extended: the semi-basement level can be enlarged from 30 m² to as much as 45 m², and an attic conversion could bring the total floor area to up to 90 m².
This offers particular potential for anyone looking to develop the current 60 m² building into a larger holiday home or even a family home over time.
ADDITIONAL OPPORTUNITY: THE ADJOINING PLOT IS ALSO FOR SALE
The adjoining plot immediately below this property is also for sale. Purchasing both properties together would create a considerably larger, continuous plot and significantly increase the scope for building.
ZONING AND LONGER-TERM OPPORTUNITIES
The property is located in the Mk-Á transitional garden zone. The area is expected to be incorporated into the town’s designated inner area (“belterület”) in the future, which may offer further opportunities for the property in the longer term.
Separately from this, the plot’s withdrawal from agricultural cultivation has already been completed.
Land registry parcel number: Zsámbék 3571/3.
This house may be especially appealing to buyers seeking a spacious plot, panoramic views and peaceful surroundings in Zsámbék, with the opportunity to shape their future holiday home around their own ideas. The exterior renovation is complete, the fruit garden is already established, and the interior renovation and potential extension offer scope for further development.
