Description

In Solymár, in a unique location with excellent public transport, right next to the forest, a 154+50 sqm, four-story, beautifully and thoroughly renovated terraced house is for sale!
The house features a practical layout, sunlit and pleasant spaces, and plenty of storage, making it perfectly suited even for the needs of a large family.

In the basement, there is a large garage, three storage rooms, and a home office featuring a window well, as well as thermally insulated walls and flooring. The garage is heated, has windows on two sides, and is also suitable for use as a workshop or studio. Water and industrial (three-phase) electricity are available.

On the raised ground floor, you will find a spacious, split-level living and dining room with an open-plan kitchen, a toilet, and a pantry. The living room has high ceilings (3.1 m), southeast-facing windows, and connects to the garden via a terrace. The heating is supplemented by a large tile stove with a built-in seating bench.

On the first floor, there are two smaller bedrooms and one larger bedroom, a separate windowed hallway, a south-facing balcony, and a bathroom. The two smaller bedrooms receive direct sunlight in the morning, while the larger bedroom and the bathroom get the afternoon sun. Thanks to the glass interior doors (original to the house), the entire space is flooded with sunlight.

In the attic, there is a single large room with several alcoves, which are suitable for storage or sleeping areas. In addition to two skylights, there is also a small semicircular window facing the eastern facade. We had this room refloored with the house's original, but refurbished, small-checkered strip oak parquet.

The intimate, shaded garden of 78.8 sqm is for the exclusive use of the house. We cultivate it according to nature-friendly principles; it features a large raised bed, a composter, and a small pond. The garden provides something to eat all summer long: harvesting starts with the Siberian honeyberries, followed by cherries, raspberries, and blackberries to rhubarb and the grapes climbing the house walls. The raised bed grows cucumbers, tomatoes, loose-leaf lettuce, and peppers. The wood-fired six-person wooden hot tub is a special feature of the garden, a true luxury on autumn and winter days. In front of the house is an exclusive-use 25 sqm driveway.

The house was built in 1986 by a mason-contractor for himself and his family. According to the title deed, the house is 124.6 sqm, but in reality, it comprises 147+6 sqm of usable floor area plus a 54 sqm basement. When we moved in (2019), we renovated it thoroughly: we replaced the entire electrical network, laid down new solid oak strip parquet, solid wood stair coverings, and wall-to-wall carpeting. We upgraded the heating system, and the house received new skylights, full internal corner protection, plastering, painting, and new plasterboard partitions. New IKEA kitchen furniture and high-quality, modern built-in appliances were installed in the kitchen. Since then, we have refurbished the original SOFA windows (new, argon-filled double glazing, new seals, new brass handles), lined the chimney, installed an energy-saving condensing boiler and electric water heaters, added a new, custom windowed automatic sectional garage door and front door, and painted the staircase and the upstairs rooms.

Technical features:
Gas central heating with a condensing boiler and thermostatic radiator valves, plus a tile stove and a mixed-fuel boiler – prepared for every case. The boiler and the radiators are on two separate water circuits, connected by a heat exchanger. The roof structure has 15 cm of rock wool insulation, dating back to the construction of the house. The windows on the south and east facades are original but energy-efficiently upgraded SOFA windows with roller shutters; on the north side, there are new plastic windows everywhere – with a new roller shutter and mosquito net in the larger bedroom. Due to the four levels and the proximity to the forest, the house has excellent passive cooling. The property has an 'E' energy efficiency rating according to the energy certificate.

Location:
The house is located on the edge of Solymár toward Budapest's District II, next to the main road but set back from it – it is the furthest unit from the road in the four-unit terraced house. The public transport bus runs even at night and stops right in front of the house. Hűvösvölgy and the Solymár train station are easily accessible – the latter even by bicycle through small streets. The biggest advantage of the location is that the Solymár Szalamandra Valley and Jegenye Valley nature reserves begin within fifty meters. The area is wooded; from the upstairs windows, you look out onto trees, and the forest—including the Jegenye Valley waterfall, one of the most popular hiking spots around Budapest—is accessible at any time.
Several kindergartens and schools (Solymár, French School, Hidegkúti Ecumenical, Klebelsberg Kuno, Fészek Waldorf, Budapest School) are accessible by public transport. Shops are easy to reach, and Budapest's employment and leisure opportunities are just an arm's length away, saving residents a lot of time thanks to the proximity of the city.

Legal status:
On the title deed, the house is registered as an apartment + garage. The right to the exclusive-use areas belonging to the house (the backyard and the front driveway) is recorded in a lawyer's agreement, as are the easement rights regarding the driveway in front of the house. In practice, the terraced house does not operate as a condominium (there are no residents' meetings, common representative or committee, and no common charges).
