Kissvábhegy, Sárospatak út — 46 m², balcony, fully renovated
This apartment has been through a six-month renovation costing more than 18 million Forints — not the cosmetic kind, but the kind that happens inside the walls.
The entire electrical system is new, along with every main utility line in the flat and the incoming connection. New five-chamber, triple-glazed windows and front door, an insulated parapet wall, a condensing combi boiler and a heating-and-cooling air conditioner. The design is by an interior designer, the work by tradespeople with a track record; photographic documentation of the renovation is available. There is nothing left to do here: you can move in with your furniture and a suitcase.
The layout
46 square metres: a large open-plan living room with kitchen, and a separate bedroom, on a raised ground floor. South-east facing, with every window looking onto the garden — sun in the morning, quiet during the day. The 6 m² balcony is not the token kind: a table with four chairs fits on it comfortably.
A large private storage unit on the lower level belongs to the flat, and there is a shared storage room as well.
The shared roof terrace
Residents are free to use the roof terrace, which opens onto a wide view of the Buda hills and the Parliament. In summer it becomes a second living room: morning coffee, dinner outside, guests.
What you'll see on the bills
The common charge is 9,000 HUF a month, covering refuse collection, shared water and electricity, and the gardener once or twice a year. The flat has its own certified gas and electricity meters, and a certified water meter was fitted during the renovation, which can be registered as a submeter. In its old, gas-convector state winter utilities ran 15,000–20,000 HUF a month; with the new windows, the insulated parapet wall and the new combi boiler, that figure will be lower.
The building and the neighbourhood
A well-kept, three-storey house with only nine flats and a friendly, attentive community, on a 1,169 m² plot. There is no lift. The shared pipework and drainage in the basement were renewed some years ago. Parking is available in the courtyard, with space free at the moment. Kissvábhegy is one of the quietest, greenest parts of District XII: family houses and woodland all around, and yet the city centre is minutes away.
The legal background
The property is held in undivided common ownership — osztatlan közös tulajdon — under a valid deed-of-use agreement countersigned by a lawyer and binding on legal successors, which makes it mortgageable. One of the co-owners has a bank loan registered against their own ownership share; this is verifiable on the title deed, so financing is established practice in this building. The separate certified meters (water, electricity, gas) are in place and the utility bills can be produced on request. You will receive every document up front, without having to ask for it: title deed, deed-of-use agreement, energy performance certificate, electrical safety inspection report and the renovation documentation.
