WHAT YOU GET BEYOND THE LAND

A complete, permit-level design for a two-dwelling house. The chief architect of Őrbottyán reviewed it in a townscape consultation and found it compliant on every point examined — street fence, front garden, facade height, roof form, wall surfaces and fit with the streetscape. The building can be built under the simple notification procedure, so you start with a notification instead of a long permit process.

THE PLANNED BUILDING

A single-storey, two-dwelling house with a 35-degree gable roof. The two dwellings are 87.15 and 86.88 sqm of usable floor area, each with a covered terrace of 18.56 and 24.02 sqm. Layout: living room with open kitchen, two rooms, bathroom, separate WC, walk-in wardrobe and utility room. Above the living room the space opens up to the ridge.

You are not tied to it: the plot can be built on with your own design. But if this is the standard you are looking for, most of the work is already done.

PLOT DATA

Area 905 sqm. Zoning Lf-1, traditional village residential. Side-boundary building method. Maximum built-up ratio 30 percent, that is 271.50 sqm; the existing design uses 227.56 sqm of that, 25.14 percent, so there is headroom. Maximum floor area ratio 0.5 sqm/sqm, the design is at 0.25. Permitted building height 3.0–5.0 m, roof pitch 30–45 degrees. Basements are permitted; the current design has none.

Rainwater must be managed within the plot under current regulations; the design provides a cistern and soakaway solution. In this town no solid fence visible from the street may be built.

LOCATION

Őrbottyán lies 28–30 km from Budapest with its own railway station on the Budapest–Vác–Rátót line, with hourly trains. Nursery, kindergarten, primary school, community centre, library and sports centre are all in town. Streams, a fishing lake, a quarry lake, acacia and oak woods; the town holds a climate-friendly certification.

The neighbouring plot, land registry number 3389/2, is also for sale with an equivalent design for HUF 43.7 million. The two can be bought together.
