Architecturally Reimagined Grand Apartment on Rákóczi út

84 m² · 3 rooms · 3rd floor · fully and newly renovated

Located in one of the grand historic buildings on Rákóczi út, this 84 m² apartment on the third floor was originally conceived and designed by its architect owners as their own home. The renovation was based on preserving, carefully understanding and further developing the apartment’s historic character. Original architectural details have been restored and combined with contemporary, high-quality technical solutions.

One of the apartment’s greatest strengths is its precisely considered and highly flexible floor plan. The three separately accessible rooms open onto a central kitchen and dining area, allowing for a variety of uses without compromising the independence of the individual spaces. In its current configuration, the apartment provides a comfortable home for a family, with either one or two children’s bedrooms. At the same time, it can easily be adapted to suit a two-person household, with a separate study and/or guest room. The flexible layout also makes the apartment suitable for both short- and long-term rental.

Thanks to its third-floor location, the apartment benefits from an abundance of natural light. At the same time, the rooms do not face directly onto busy Rákóczi út, but rather onto a quieter side street and the building’s inner courtyard.

The renovation, which began in January 2026, involved the complete technical, energy-related and aesthetic refurbishment of the apartment. The entire electrical system was renewed, while heating and hot water are provided by a new condensing boiler. The bathrooms and kitchen are ventilated by a highly efficient extraction system, while year-round comfort is further enhanced by an air-conditioning system providing both cooling and heating.

An important consideration during the design process was ensuring that the modern building services remain visually discreet within the living spaces. All ventilation and heating pipes, as well as the gas, water and electricity meters and the boiler, have been concealed within built-in cupboards and behind bespoke panels. As part of the new layout, the kitchen and bathrooms have been redesigned in a contemporary style, with new finishes and sanitary fittings complementing the apartment’s original spaces.

Alongside the modernization, particular attention was paid to preserving the apartment’s original grand bourgeois character. Replacing the original windows was essential for the energy-efficiency improvements. However, with the historic façade and preservation of the building’s architectural heritage in mind, it was especially important to us that the new timber windows and entrance door faithfully reproduce the original divisions, colours and decorative details. At the same time, the new windows feature modern triple glazing providing excellent thermal and acoustic insulation, while the new entrance door is equipped with a security lock.

The original wooden interior doors with decorative inlays, together with their frames, handles and locks, have been carefully restored. New keys were also made for the original locks. We were likewise able to preserve the original oak parquet flooring. Following the necessary repairs and replacement of missing sections, sanding and lacquering, the restored parquet now gives the generously proportioned rooms with their high ceilings a warm and welcoming atmosphere. The only exception is the small room overlooking the inner courtyard, which received completely new flooring, as this room previously served as the kitchen.

The renovation therefore looks both to the past and to the future: it preserves the valuable elements of the apartment’s historic character while ensuring that the technical infrastructure behind them meets the standards and requirements of a contemporary home.
