Description
Dévaványa – 3,469 m² Plot, Approx. 74 m² House + Outbuilding
Are you looking for a property that you can transform according to your own ideas rather than a finished, move-in-ready home? This property could be your next project.
For sale in Dévaványa, on Deák Ferenc Street, is an approximately 74 m², two-room detached house in need of extensive renovation, together with a 3,469 m² plot, according to the title deed.
The property is 100% privately owned, free of any liens or encumbrances, and can be handed over either partially furnished or empty. All utility bills are fully paid, and the utilities can be transferred to the new owner at any time.
Main property details:
- Approx. 74 m² residential house
- 2 rooms
- 3,469 m² plot (according to the title deed)
- Approx. 150 m² agricultural/economic outbuilding
- Brick construction
- Tiled roofs on both the house and the outbuilding
- Electricity connected
- Gas connected
- Water meter located in a utility pit within the property
- Sewer connection point available on the property
- Electricity is also available in the outbuilding
Important: the property requires extensive renovation
I would not like to present this property as a finished or ready-to-move-in house. It requires substantial renovation, and the photographs show its current condition.
The electrical system requires renovation. Gas is connected to the property, and in the past gas convector heaters provided heating in two rooms. However, these have not been used for a long time.
There is currently no bathroom, and water has not yet been connected to the house. There is, however, a water meter on the property, and water is currently routed from the meter pit to an outdoor tap in the garden.
A sewer connection point is available on the property, but the house is not currently connected to the sewer system.
There are some cracks visible in parts of the house. There is currently no water leakage or active roof leak.
The roof structure and attic are in average condition.
The large plot offers plenty of potential
One of the property's biggest advantages is its 3,469 m² plot.
The larger area behind the house was previously regularly cultivated, including with hay crops and clover. The land is accessible by tractor, making it potentially interesting for anyone considering gardening, small-scale farming, keeping animals, or simply wanting a large garden and outdoor space.
Behind the house there is an approximately 150 m² agricultural outbuilding, which was previously used for keeping horses and pigs. It is currently unused and also requires renovation, but its size and layout offer a variety of possible uses — for example, as storage, a workshop, or for other agricultural/economic purposes.
Good location in Dévaványa
The property is located on Deák Ferenc Street, in a well-maintained, paved residential street.
The town centre is easily accessible by both car and bicycle. There are several amenities nearby, including a grocery store, railway station and thermal/swimming bath.
Who is this property suitable for?
This property is primarily recommended for someone who is not afraid of renovation and is not looking for a finished, immediately habitable home.
It could be particularly interesting for a new owner who can see the potential in the property and would like to renovate and transform the house into a home according to their own needs, taste and ideas.
Thanks to the large plot and the agricultural outbuilding, it could also be a good starting point for someone who wants more than just a house — perhaps a large garden, workshop, storage space or small-scale agricultural operation.
Purchase price
HUF 7,000,000
The asking price is slightly negotiable.
The property is being sold directly by the owner. At present, I am not looking to work with real estate agents, so please do not contact me for agency services.
The photographs show the current condition of the property. Please take the technical condition described above into consideration before making an enquiry. Thank you!
