For sale: my apartment on the second — and top — floor of a brick-built condominium completed in 2004, in one of Győr's most sought-after family neighbourhoods, on Bácsai út.

Directly across the street stand Audi Hungária's bilingual primary school and secondary school. A bus stop is fifty metres away, a Penny supermarket a hundred; the building's own commercial units house a bakery and a hairdresser. The condominium has its own enclosed garden, which residents with children are free to use. Within five hundred metres: two more shops, a playground, a sports field and three restaurants. Within one kilometre: the Árkád shopping centre, the Danube bank, Aranypart, the post office and the town centre.

Layout. Spacious living room with open-plan kitchen; the hallway leads to the bedroom and to a large children's room that, thanks to its size, can be divided into two full-sized rooms. Large bathroom with a corner whirlpool bath and a separate shower cubicle, plus a separate pantry. South-east facing.

An honest word about the floor area. The usable floor area above 1.90 m is 71.6 m²; the total walk-through area is 95.64 m². The strip under the sloping sections is put to work by custom-made fitted furniture — the bed in the bedroom, and in the kitchen an unusually deep worktop where appliances can be pushed to the back without eating into the working surface. These fitted units stay with the apartment and are worth several million forints in their own right. On the floor plan I have marked the 1.90 m line with a dashed line.

Condition and running costs. Freshly painted, in above-average condition, ready to move into. Insulated building, modern windows and doors, Velux roof windows, air conditioning. Heating and hot water run off the apartment's own sealed-combustion (turbo) gas boiler via radiators. Energy rating: C. The common charge is just HUF 12,250 per month. There is no neighbour above, and since the apartment sits on the side facing away from Bácsai út, the interior is quiet. No balcony, no lift.

Asking price: HUF 75,990,000. The private parking space in front of the building is to be purchased together with the apartment, for a separate HUF 3,000,000.
