Description
For sale: Budapest, District XIII, Tar utca 2. – ground-floor, one-bedroom apartment in a brick-built residential building
Sometimes it isn't only the apartment that matters, but everything around it. This property is exactly that case: a clear, practical one-bedroom home in a building that has recently undergone a substantial, visible renovation – in a part of the city where transport links and local amenities are a value in themselves.
The apartment
Entering the apartment, you arrive in the kitchen-diner, which also serves as the connecting space of the home. A small pantry opens off it to the left, and the bathroom is accessed from here as well. Continuing on, you reach the apartment's generously sized main room, which currently serves as both living room and bedroom – this spacious room gives the home its character.
The layout is simple and logical: no wasted corridors, with the pantry providing storage. Heating is currently provided by gas convectors.
The building
The building has undergone a comprehensive renovation. The works covered its exterior and interior appearance, the external and internal rendering, painting, the floor and wall finishes of the common areas, the electrical system and the light fittings. The building has a new entrance gate and – a genuinely rare advantage in an older brick building – a lift has been installed.
The building was also extended by two additional storeys, where newly built apartments were created, and an attractively designed garden is currently being laid out in the inner courtyard.
This matters on several levels. The condition of the common areas and the lift improve everyday comfort, while a renovated building that has been extended and given a well-kept inner courtyard also holds its value better over the long term than a neglected one.
Location and transport
The property is located in the immediate vicinity of the junction of Róbert Károly körút and Lehel utca.
The Lehel utca / Róbert Károly körút stop is roughly a 2-3 minute walk away. This is where tram 1 (Bécsi út / Vörösvári út – Kelenföld railway station) and tram 14 (Lehel tér – Káposztásmegyer) cross, and bus routes 105, 210 and 210B also stop here. At night the area is served by night tram N14 and night buses 901, 914, 914A and 918.
In practice, this means the following are reachable without changing:
Göncz Árpád városközpont metro station on line M3 (two stops on tram 1),
Lehel tér M3 (on tram 14),
Kelenföld railway station M4 and Puskás Ferenc Stadion M2 (on tram 1),
and the full Buda connection towards Árpád híd and Óbuda.
By car, Róbert Károly körút and then Hungária körút lead directly to the access road of the M3 motorway, which can be reached within a few minutes – a particular advantage for anyone who commutes regularly or frequently leaves the city.
Shopping and services
Daily shopping is essentially sorted around the corner: the SPAR express at Róbert Károly körút 64-66 is roughly 250 metres away, and a private medical centre operates in the same building. The Lidl on Béke utca is a few minutes' walk, with the ALDI stores on Petneházy utca and Csizma utca slightly further out.
Lehel Market Hall is a few stops away on tram 14, Westend is one metro stop from Lehel tér, and Duna Plaza is comfortably reached either by bus 105 or by combining tram 1 with the M3. A pharmacy, medical practices and several gyms (such as FIT360 on Lehel utca or Life1 on Váci út) are also close by.
Schools and childcare
There are several nurseries and kindergartens within a few hundred metres – alongside the Gyermekkert kindergarten on Tüzér utca and the nearby Pitypang kindergarten, the nurseries on Hajdú utca and Angyalföldi út are also within walking distance.
The closest primary schools are those on Csata utca (around 400 metres), and the Music and Physical Education Primary School on Dózsa György út is also within walking distance. At secondary level, Berzsenyi Dániel Grammar School, Ady Endre Grammar School and the BGSZC Károlyi Mihály Technical School on Váci út are all within the district.
Universities – from an investor's perspective
This is where the location becomes genuinely interesting for the long term:
Tram 1 runs directly to the Infopark stop, serving ELTE's Lágymányos campus and the southern blocks of BME.
Also without changing, tram 1 reaches the Bécsi út campus of Óbuda University at its terminus.
The city-centre campus of the Budapest University of Economics and Business (Markó utca) is roughly 20-25 minutes by tram 14 and the M3.
The clinical blocks of Semmelweis University are reachable directly on the M3 from Lehel tér.
Central higher-education locations – Corvinus, ELTE's humanities and law faculties, the Hungarian University of Fine Arts – are typically reachable within 25-30 minutes with one change.
How the area is developing
This part of District XIII has seen a significant wave of property development in recent years. The proximity of the Váci út office corridor means a substantial population of young professionals working locally, while on the residential side several larger projects have been completed or are under construction in the immediate area – among them the Virágpiac residential park on Kerekes utca, the Park West phases on Szabolcs utca, the Fáy utca development and New Palace next to Duna Plaza.
This matters to a buyer because the neighbourhood keeps renewing itself: public spaces improve, the range of services expands, and the standing of the area rises. An apartment in a renovated building within such an environment follows a different trajectory than one in a stagnant part of the city.
Who it suits
For a first-time buyer, the one-bedroom layout, the well-usable floor area and the tidy building with a lift make this a realistic entry point into the District XIII market – in a location where living without a car is perfectly comfortable.
For an investor, one-bedroom apartments are the most stable rental segment: direct tram and metro connections, the proximity of the Váci út office corridor and step-free access to several university campuses appeal simultaneously to student tenants and young professionals.
Otthon Start Programme
Subject to the statutory and personal eligibility conditions being met, the purchase of this apartment may also be financed through the subsidised home loan available under the Otthon Start Programme, at a fixed interest rate of 3%.
