QUIET *** BRIGHT *** MODERN *** ENERGY-EFFICIENT

When designing the house, the owners focused on creating comfortable, spacious and bright living spaces. The house was actually built for their own use, but due to moving abroad, they ultimately decided to sell it just as it was completed. This fact, however, puts the house in a very different light compared with many properties built specifically for sale: the thoughtful design of the spaces and functions, as well as the quality, materials and level of comfort, can simply be felt and seen the moment you step inside. And the location itself is a breath of fresh air both within Budapest and the XVII district, in this new, high-quality, well-kept and modern residential park – close to the Lake Naplás Nature Reserve, with a continuous network of cycle paths running along the Rákos Stream – Lake Naplás – Szilas Stream.
THE HOUSE was built of 44 cm Porotherm bricks, with 5 cm graphite-enhanced thermal insulation on the façade, complemented by solid acacia wood decorative façade inserts. The floors and the upper-floor slab have 12 cm of load-bearing thermal insulation, while the roof has 25 cm of mineral wool insulation. Both heating and domestic hot water are provided by an air-to-water heat pump connected to the discounted H tariff (naturally with 200-litre indirect domestic hot water storage tanks), with underfloor heating and cooling on both floors and even in the garage – resulting in an electricity bill of approximately HUF 10,000 per month! In addition, a MURAL heat-recovery ventilation system has been installed – with its ductwork integrated into the floor structure – (the Rolls-Royce of ventilation systems), ensuring that the air inside the house is always clean, filtered and fresh (although the outdoor air is good here as well). All windows are triple-glazed and equipped with retractable insect screens and electric shutters, while the roof windows are state-of-the-art top-hung ROTO windows with matching modular electric shutters and insect screens! Naturally, everything is compatible with smart home systems, and the ground-floor shutters can even be controlled via a mobile app. In addition, the property is equipped with a camera surveillance and alarm system connected to a remote monitoring service, while the pipework for a central vacuum system and an electric vehicle charging connection in the garage have also been pre-installed. The garden has also only recently taken its current form – a mole barrier mesh has been laid underneath, while the beautiful green lawn, shrubs, trees and even the plants along the street in front of the fence are maintained by an automatic sprinkler and drip irrigation system.
But just so I do not mention only the positives: an outdoor garden storage unit and two benches have also been designed for the garden, but their construction will be left to the future owner! :)
Public transport is otherwise typical for the XVII district, although I would say it is better than average – according to Google, the stops for buses 46, 146, 146A, 176E and 276E, as well as night buses 908 and 946, are an 8-minute walk away. These typically take you to Örs Vezér Square (in just 23 minutes!), or towards Újpalota, Nyírpalota, Rákoscsaba-Újtelep and the Helikopter residential park. By car, you can of course head virtually anywhere, either around the city via the M0 motorway or straight into the city center, but another excellent alternative for commuting (and avoiding traffic jams) is Rákosliget railway station, just 13 minutes from the front door, where trains run every 30 minutes during peak hours and take you to Keleti railway station in just 19 minutes.
