FOR SALE in Üröm, at the end of a paved side street in the Ezüsthegy residential park, an architecturally unique detached family house with unobstructed panoramic views, a two-car garage, storage room, utility/laundry room, open-plan kitchen, dining and living area + 5 bedrooms, two bathrooms, numerous terraces and a small garden. The living area of the house is 172 m², but including everything listed above, the total area is 353 m².
The property is free of encumbrances and eligible for mortgage financing!
Before going into the details, I would like to share a subjective impression that I definitely want to convey. This house was designed to make living in it feel as good as possible! The orientation of every room, their position in relation to one another, their proportions, the abundance of natural light flooding the interior when the sun is shining, and the many terraces make the house both impressive and exceptionally pleasant to live in.
THE HOUSE, as we can clearly see, is a detached family home, but it stands next to a building plot, with a windowless firewall facing it – originally, planning permission was granted for 3 residential units together with the co-owner; this house was built on one half of the plot 20 years ago, in 2006, and has been occupied ever since (and is now for sale), while 2 additional units were planned for the other half of the plot, but construction was ultimately never started. So it could be described either as a detached house or as one half of a semi-detached house (just without the other half). The owners built the house for themselves, and consequently paid enormous attention during both the design and construction phases to making it exceptionally safe on this hillside site, both structurally and in terms of waterproofing – just to mention two figures: the slab contains 120 kg/m² of reinforcement, while the waterproofing was designed not merely for groundwater, but to withstand groundwater pressure. During the design process, particular emphasis was placed on ensuring that the quieter rear section of the building facing the hillside – the bathrooms and bedrooms – also receives natural light, which is why an internal terrace was incorporated into the house. This atrium therefore serves not only as a sheltered internal terrace, but also simply floods the entire house with light – its southern side is bordered by the roof terrace, allowing sunlight to reach the rear rooms even when the sun is low.
The walls of the house are built of 38 cm Porotherm bricks with 6–15 cm façade insulation. The roof was replaced in 2023, including new battens and roofing, alongside the 4.86 kW solar panel system – which remains eligible for annual net metering until 2033, including for the future owner! An electric vehicle charger has also been installed, and behind the two-car garage there is a completely dry 15 m² storage/warehouse room. Naturally, the garage is accessed through motorized doors and via a heated ramp. The utility / laundry room is also located on the basement level. Heating is provided by a one-and-a-half-year-old 25 kW condensing boiler, with underfloor heating in tiled areas and radiators in rooms with other types of flooring. Hot water produced by the boiler is kept warm in an indirect domestic hot water storage tank – naturally with a circulation system throughout the house. The windows and terrace doors are made of Borovi pine with triple glazing (argon-filled), security and heat-reflective film, as well as built-in shutters and insect screens in most areas. Returning to heating, alternative options include a sandstone fireplace in the living room and heating/cooling split air-conditioning units, of which there are 2 × 3.5 kW and 3 × 2.2 kW units. A 3 m³ rainwater tank has been concealed beneath the above-ground pool and lawn in the small front garden, supplying the irrigation system (which can, of course, alternatively operate from the mains water supply).
The roof terrace, incidentally, is accessed through a smaller room where all the necessary utility connections are already available should someone wish to convert it into a kitchen, for example – the possibility is there. But to mention a few drawbacks as well: the flooring on the roof terrace has become loose and should be budgeted for replacement, and unfortunately the lawn has also dried out in this extreme heat... Otherwise, the façade paintwork, railings and most of the interior paintwork are new, so this house has clearly been very well cared for, modernized and continuously maintained.
And the view: Pilisborosjenő, Gellért Hill (the Fisherman’s Bastion, and even the top of the MOL Tower next to it), Testvérhegy, Hármashatár Hill, Mátyáshegy, Csúcshegy, Virágos-nyereg and Solymár. In colder weather, when mist settles into the valley stretching out in front of the house, the atmosphere and the view are remarkably similar to being right by a lake.
