The heating and hot water are centrally heated (you can control the temperature in each room on the radiators separately), and must be paid monthly based on actual consumption, just as the water and electricity consumption is also calculated based on your own hour. I will ask for the utility bill to be paid based on actual consumption.

There is a medium-package TV-internet subscription in the apartment, the monthly fee of which is currently 10,880.- HUF - this was enough for previous tenants for home office and streaming. (Kalásznet)

The 10 sqm terrace opening from the apartment overlooks the inner courtyard and the terraces opposite. The apartment also has another private, fenced and lockable roof terrace of approx. 50 sqm with a shower and a panorama of the Buda hills and the Parliament.

The apartment is in excellent condition, freshly painted, with a stove, oven, microwave, washing machine, vacuum cleaner, dishwasher and refrigerator.

The apartment has 2 air conditioners, one in the living room/kitchen and one in the bedroom.

The apartment has 1 parking space in the underground garage, which can be reached from the street level by car elevator.

I would like to rent the apartment furnished, but the curtains, decorations, pictures, etc. can of course be changed and adapted according to your own taste. Maybe even your own small furniture can fit.

The apartment has 1 bedroom, a living room/kitchen in one, 1 bathroom with shower but no toilet,
a separate toilet room, and a small storage room opposite the hall.

Smoking in the apartment is an exclusion reason!

Upon agreement, I ask for 2 months' deposit together with the 1st month's rent, and the willingness to have the rental contract notarized.

You can move in immediately after the notary.
Foreign tenant !!! In case, if you do not understand Hungarian, the presence of an interpreter at the notary is also required, who can be a friend, family member, or colleague, so you do not need an official interpreter, the main thing is that the foreigner should be a person other than the tenant/tenants - the tenant must arrange the request of this person.

If you would like to bring a pet, please let us know in advance so that we can discuss it, but I can inform you in advance that in this case I will ask for a 3-month deposit.

Children under 18 are an exclusion reason due to my negative experiences.
