Rental Terms & Costs

* Monthly rent: HUF 280,000.
* To reserve the apartment, 2 months’ security deposit and 1 month’s rent must be paid upon signing the rental agreement.
* No common maintenance fee.
* In addition to the rent, only the utility costs (electricity, water and heating) are payable. Internet is provided by the landlord at no extra cost.
* Utilities are charged based on actual consumption. There are no fixed charges other than the standard utility service fees applicable to all properties.
* Thanks to the 50 cm thick insulated walls, the apartment is energy-efficient: it stays warm in winter and pleasantly cool during summer.
* Minimum rental period: 1 year.

The Apartment

* The renovation is currently being completed and is expected to be finished by 1 August 2026.
* Viewings available from: 4 August 2026.
* Move-in available from: 10 August 2026.
* The apartment is a split-level duplex connected by an internal staircase. The two bedrooms are located on separate floors, providing greater privacy for tenants sharing the apartment.
* Layout: 2 full-size bedrooms (approximately 12 m² each), an open-plan living room with kitchen, and an approximately 8 m² bathroom.
* The apartment will be fully furnished and equipped by 15 August 2026.
* Each bedroom will be furnished with a bed and a wardrobe. Additional furniture can be discussed if required.
* Standard equipment includes: refrigerator, oven, cooktop, microwave, heating/cooling air conditioning on both floors, underfloor heating and electric shutters.
* The apartment has undergone a complete, high-quality renovation. The future tenants will be the first occupants, so all furniture and appliances will be brand new
