Description
GARDEN-ACCESS FAMILY APARTMENT WITH A UNIQUE ATMOSPHERE IN ISTENHEGY – PANORAMIC VIEWS AND GARAGE
In one of Budapest’s most beautiful and greenest neighbourhoods, Istenhegy, we are offering for sale a distinctive 101 m² garden-access apartment, currently with three bedrooms.
Trencséni Street is one of Buda’s most beautiful streets. Just around 200 metres from the apartment lies the Kis-Sváb-hegy Nature Reserve, with running trails, walking paths and one of Budapest’s loveliest playgrounds. The area is an excellent choice for families, sports enthusiasts and anyone who wants to enjoy close proximity to nature without giving up the convenience of city life.
The apartment is situated in a small residential building containing only six apartments, built in the 1970s. The building was commissioned, among others, by leading dancers of the Pécs Ballet of the time as their own homes, and was constructed to an unusually high standard, with great attention to quality and solidity.
Although officially on the ground floor and with direct garden access, the sloping terrain means that much of the apartment feels more like a first-floor home. It therefore combines the benefits of direct access to the garden with a more elevated, open and panoramic feel.
The apartment has two terraces with a combined area of 27 m², a private garage and two outdoor parking spaces within the property.
Its special atmosphere comes from the direct relationship with the garden, the terraces, the large windows and the lush vegetation surrounding the building. The living room looks towards the Buda hills, while the bedrooms face the garden; the largest bedroom opens directly onto it. Altogether, the apartment feels more like a holiday home surrounded by nature than a typical city residence.
Perhaps its greatest strength is precisely this unusual combination: generous and practical interior spaces, garden and terraces, abundant greenery, tranquillity and panoramic views – all within easy reach of the city.
The current layout consists of a spacious living room, separate kitchen, three bedrooms, one bathroom with WC and an additional separate WC. The floor plan is highly adaptable: the kitchen can be opened into the living room to create an almost 50 m² open-plan living, dining and kitchen area. If desired, a fourth bedroom can also be created with relative ease.
The apartment is perfectly usable in its current condition, although the interiors could benefit from modernisation according to the taste and requirements of the new owner. The proportions, layout and fundamental qualities of the apartment are already in place, making it an excellent basis for creating a contemporary family home.
The apartment underwent a substantial renovation in 2000. At that time, the electrical system was partly upgraded and all internal water pipes were replaced. More recently, the building’s main plumbing risers were also replaced. The windows were changed approximately ten years ago, while the gas boiler was refurbished and the chimney relined last year.
Access is practical from several directions. The property has two entrances, one of which leads directly to the Orgonás stop of the Cogwheel Railway.
Access by car is particularly convenient. The apartment comes with a private garage and two outdoor parking spaces. One exclusive parking space is located directly in front of the garage, and from there the apartment can be reached through the garage with only about half a storey of stairs.
The nearby Cogwheel Railway also provides an excellent public transport connection. Passing trains can occasionally be heard in the apartment, although in the rear bedrooms they are barely audible or not noticeable at all, and the railway does not operate during the night. Apart from this, the surroundings are exceptionally quiet. How noticeable the Cogwheel Railway is naturally varies from person to person, so it is best experienced in person.
