More details:
Originally a traditionally laid-out apartment with interconnected rooms, the property underwent a complete redesign and renovation in 2015 to meet modern living standards. Thanks to its 3rd-floor position and south-facing orientation, the apartment is bright and sunny, while its courtyard-facing windows make it exceptionally quiet despite being right in the city center. Practically everything is within walking distance: Metro Line M3, the Millennium Underground, Nyugati Railway Station, and trolleybus lines are all just a 5–10 minute walk away.
The current layout consists of an open-plan living room, dining area, and kitchen, one bedroom, and a study/guest room accessible from the entrance hall, along with a generously sized bathroom and a practical entrance area. Thanks to the 3.6-meter ceiling height, loft areas were added in both the bedroom and the study, increasing the usable floor space by an additional 11 square meters. The bathroom, kitchen, and entrance hall feature ceramic tiles; the living room and bedroom have engineered wood flooring; the study has premium vinyl flooring, while the walk-in wardrobe has laminate flooring.
During the renovation, all plumbing, gas, sewage, and electrical systems were completely replaced. The bathroom was renovated again in 2020, and the apartment was last repainted in 2023. The entrance door was replaced while preserving its original design and now features triple-glazed thermal insulation glass. The living room and bedroom retain their renovated original wooden windows with thermal insulation and original brass handles, while the bathroom and study received modern plastic-frame windows. The interior doors were also carefully restored and preserved. All windows are fitted with shutters and mosquito screens.
Heating and hot water are provided by a condensing gas boiler. In addition, every room is equipped with Daikin heating/cooling air conditioning, ensuring comfortable temperatures even during the hottest summer months — including the loft areas. For extra comfort, the bathroom also features underfloor heating, individually controlled electric heating panels, and a towel radiator with an electric heating element.
The 40-square-meter living-dining-kitchen area is a true communal space, perfect for family gatherings and entertaining friends. We intentionally chose not to build a loft here in order to preserve the original spacious atmosphere. A unique feature of the apartment is the restored ceramic tile stove dating back to the 1930s. Its chimney was also renovated, making it fully functional and officially licensed — creating a wonderful atmosphere during wintertime.
In the kitchen, the custom-built cabinetry, integrated Gorenje refrigerator, induction cooktop, oven, microwave, and Bosch dishwasher are all included in the purchase price, along with all built-in furniture throughout the apartment.
In the bedroom, the walk-in wardrobe is located beneath the loft and provides generous storage space not only for clothes but for many other items as well. The sleeping area itself is situated on the loft level and accommodates a 160×200 cm bed with bedside tables.
The study/guest room is accessible separately from the entrance hall, allowing guests to enjoy a private living space. Here too, the loft area contains a fold-out bed and built-in bookshelves. Underneath the loft is the workspace, featuring custom-built furniture and a large desk. A spacious built-in wardrobe with practical sliding doors was also created in the former pantry area.
The bathroom includes a large 90×120 cm walk-in shower, toilet, bidet, and sink, while the custom-made cabinetry discreetly conceals the Ariston gas boiler.
The interior of the building has already been fully renovated, while the exterior façade is still awaiting refurbishment. The main gas, water, and sewage lines, as well as the chimney access walkways, have already been renewed.
