Description
Located along one of the busiest entrance roads of Pécs, directly on Route 6, we are offering for sale a uniquely designed and iconic commercial property originally conceived and built as a motorcycle showroom in 2010. The building was designed by, recipient of the prestigious Ybl Prize and Pro Architectura Award, whose portfolio includes several nationally recognized public and commercial developments. During the planning and construction process, not only aesthetics but also functionality and marketing psychology played a key role.
The building features a brick and reinforced concrete structure and was fully optimized for premium showroom operations. The below-ground design is complemented by a full-height English courtyard system running along the front of the building, ensuring natural light, efficient ventilation, and excellent air circulation even for the lower levels.
The upper floor also includes a separately accessible staff area with four rooms (currently used as bedrooms), a kitchen, and a bathroom. A freight elevator is installed in the building, while heating is provided by a gas boiler system. The 1,267 m² plot includes 10 on-site parking spaces.
The property offers a highly professional technical specification package. The advanced HVAC system designed for large glass surfaces and showroom functionality, the English courtyard ventilation system, specialized glare-free lighting, and representative aluminum-glass façade systems all contribute to a premium user experience. The building’s energy efficiency is supported by a 30 kVA solar panel system operating under Hungary’s favorable net metering scheme, with inverters already prepared for future battery storage expansion. Heating-optimized air conditioning units have also been installed, allowing the generated solar energy to be used efficiently not only for cooling but also for heating the building.
