Description
LIFE ABOVE THE CLOUDS – 19TH-CENTURY NOBLE ESTATE FOR SALE!
Do you long for peace, surrounded not by neighbors but by panoramic views?
At the most beautiful spot in Nemespátró, next to a paved road, this historic, fully renovated small manor awaits its new owner.
WHAT MAKES THIS PROPERTY SPECIAL?
• History and Modernity: A sunny home facing south, built on 19th-century foundations.
• Unique Features: Vaulted brick-walled bathroom in the cellar – in winter, it can be transformed into a private sauna with a wood-burning stove!
• Spacious Rooms: 25 sqm living room and bedroom, plus an exciting open-plan attic room.
• Legal Status: Vineyard, arable land, farm building – 5622 sqm.
• Location: 20 minutes from Croatia, 10 minutes from the crystal-clear Lake Gyékényes.
Climate: The village’s sub-Mediterranean climate favors special plants and long, warm autumns.
Location:
The village’s name is no coincidence: its residents’ ancestors were granted nobility by the last Árpád dynasty king, Andrew III, at the end of the 13th century. This privilege was later confirmed by Charles III. This was a proud, self-aware community, visible in its architecture: the village has many spacious, solid, “prosperous” farmhouses.
Unique climate and environment
• Sub-Mediterranean climate: The village lies on the Zala-Somogy border, where mild air currents from the Adriatic make winters milder and autumns longer and sunnier. This benefits vineyards, figs, and unique plants.
• An island of purity: Gyékényes and the famous crystal-clear quarry lake (a diver’s paradise) are only 10 minutes away. The area’s air is exceptionally clean, and light pollution is minimal, making the starry night sky breathtaking.
3. Ethnographic and cultural values
• Following Bartók and Kodály: Few know, but Nemespátró was a favorite site for ethnographers. Some folk songs collected here were arranged by Béla Bartók and Zoltán Kodály. Local traditions, like folk costumes, closely resembled those of Hungarian Transylvania.
4. Modern life and infrastructure
• Peace and safety: The village is a cul-de-sac settlement, with no through traffic. Its population is under 300, so everyone knows each other, and crime is very low.
• Proximity: Although a haven of peace, Nagykanizsa (shopping centers, hospital, cinema) is just 15-20 minutes by car, and the highway is easily accessible.
Nemespátró is perfect for those who value history, tranquility, and love the Mediterranean-like, gently rolling Zala landscape.
