Corner apartment for sale on the 4th floor at the corner of Vajdahunyad Street and Üllői Road, District VIII.
Thanks to the many large windows, the apartment is bright and sunny all day, while the setting remains private – no one walks past the windows. It has both street and courtyard views.
The apartment has 2 balconies – one facing Vajdahunyad Street, the other Üllői Road. The entrance is accessed from the inner courtyard via an open corridor.
Being on the 4th floor makes the balconies comfortable for sunbathing or enjoying a coffee, further from the street noise. At the same time, the modern, large elevator ensures easy access.
The open-plan kitchen and living room layout was created in 2023 by removing the wall between the kitchen-dining area and the living room, resulting in a spacious 30 sqm living area with a balcony – but if needed, it can easily be converted back into a 3-room layout.
The bedroom is 15 sqm, also with large windows and a balcony.
The small room is perfect as a child’s room, but previous owners used it as a bedroom, and it also works well as a home office.

UTILITIES are particularly LOW: For 2 people, the combined cost of water, electricity, and gas (used only for cooking) is around 10,000 HUF/month, even including A/C and dishwasher use.
The common cost is 30,000 HUF/month, which includes heating, stairwell cleaning, garbage collection, and the renovation fund.
Heating is centralized for the building: the condominium installed an energy-efficient gas boiler in 2020. This helps keep gas consumption within the government-supported limit.
Hot water is provided by a new Ariston electric boiler installed in 2023.
The apartment comes with a separate, lockable basement storage room.
The building is in good condition – electrical wiring was replaced a few years ago. The building has strong finances and invests in modernization (e.g., the facade was recently renovated). Property management is professional and excellent.
Quiet, friendly community with kind and calm neighbors – you can walk past flower-filled windows along the corridor when stepping out your front door.
The security door, and the camera surveillance for the staircase, elevator, and courtyard all ensure your peace of mind.
TRANSPORT CONNECTIONS ARE EXCELLENT – a 3-minute walk to Metro line 3 and tram 4-6. Lidl, Aldi, Corvin Promenade are close by, and Corvin Plaza (with Príma, DM, clothing shops, restaurants, etc.) is just 1 minute away.
PARKING in the inner courtyard is available – a remote control for the guest parking area can be borrowed from the property management or other owners (there’s always space, symbolic fee). A fixed parking space can be requested from the property management.
