OBJECT OF THE SALE

The subject of the sale is a residential house and outbuilding located on Kerteki Street, on the northern shore of Lake Balaton, in Balatonszepezd, registered under a separate topographic number.

DESCRIPTION OF THE AREA

The residential house is located on a hillside, in an area accessible from an asphalt street, the street is built on one side, so on the other side of the street you can see vineyards and Lake Balaton, not buildings. The residential house is located on a quiet street, with a permanent resident next door.

PUBLIC SERVICES

The settlement is well-equipped in terms of public services, there is a family doctor, pharmacy, library, institutional electricity supply, public lighting, gas supply, water and sewer supply, waste transport, there are also beaches, shopping facilities, a restaurant, a pastry shop. THE STRUCTURES OF THE RESIDENTIAL HOUSE

The foundation is concrete, the main walls and partitions are brick, the floors, crown, and opening bridges are reinforced concrete, the roof structure is wood, and the roofing is Bramac concrete tiles. The exterior facade windows and doors are insulated glass plastic structures equipped with mosquito nets and motorized shutters.

Surface finishes: most of the side walls are plastered and painted. The walls of the wet rooms are covered with high-quality tiles up to the ceiling, most of the floors are tiled, the rooms are carpeted, the horizontal and inclined surfaces in the attic are covered with plasterboard. There are also 2 chimneys in the building, one is a free chimney, the other is the boiler chimney, which is lined with an acid-resistant pipe.

THE PUBLIC WORKS

Mains drinking water, electricity (230 Volt household and 380 Volt industrial electricity with a current of 3 x 20 Amps), mains natural gas, cable TV, mains telephone, internet, institutional waste disposal. The treatment of the generated wastewater has been solved. Everything is solved with electricity, an 8 kW solar panel system has been built for the purpose of heating the pool with a heat pump and other electrical energy consumption, which produces so much electricity that in addition to its own needs, the excess electricity is fed back into the street electricity network.

THE MACHINERY

Cold water is provided by the public water network, hot water is provided by a Viessmann combi gas boiler with hot water storage located in the basement utility room, which also provides heating. The heating is partly underfloor heating, partly radiators.

THE ANNEX (GUEST HOUSE)

The separate annex has a floor area of approx. 39.05 m2, brick masonry, and Bramac concrete tile roofing. It has a mini kitchenette, a bathroom, a lounge and a storage room, as well as a covered terrace. Ideal for receiving guests, or even as a separate living space.

GARDEN BUILDING

The oven-cooking grill was built on the paved and awning-shaded terrace.
