Technical description:
- The building has strip foundations, walls made of 30 cm N+F ceramic blocks, and partition walls made of 10 cm bricks. A 25 cm soundproof brick is installed between apartments.
- The facade features white rubbed noble plaster with a Dryvit insulation system 15 cm thick, with closed-cell insulation on the plinth and terraces.
- Heating is provided by a heat pump with underfloor heating.
- Roof covering is Terran tiles (brown color). The insulation used on the timber frame ceiling, covered with drywall, is 25 cm thick.
- Waterproofing consists of a single layer of thick modified bitumen sheet against ground moisture on vertical and horizontal surfaces.
- Windows and balcony doors are modern, triple-glazed, thermal bridge-free white plastic frames with tilt-and-turn operation.
- Entrance door: steel frame security door.
- Electricity: Each apartment has a separate meter with a 1x32 A energy supply. Electric stove connections are provided. Comfort features include intercom, alarm system, and preparations for telephone and cable TV wiring. Sockets, switches, TV, and telephone connections use Legrand Niloe or equivalent white fittings. Contracts for connections must be made directly with the service providers. Lighting fixtures will be installed inside the apartment and on the terrace.
- Painting: Kitchens, bathrooms, and toilets will be tiled above; dining rooms, living rooms, and bedrooms will be finished with two coats of dispersion paint in pastel colors chosen by the buyer from options provided by the seller.
