Description
In Zalaszentmihály, on a quiet street, a largely renovated family house is for sale on a 1703 m² plot with access to two streets. The house has mixed masonry (adobe and brick) and a very good layout. During the renovation, the exterior facade was renewed, the interior walls were repaired and plastered, and painted white in a single layer. The house received new exterior, double-layer plastic windows and doors. The flooring includes 5 cm impact-resistant insulation, smoothed concrete, screed, prepared for tiling. The roof structure was renovated, during which all the roof tiles were removed, replaced as needed, and the old, but usable, authentic burned tile covering was reapplied. All the flashing was replaced (eaves, gutters, valleys, drip sheets). The original peasant ceiling in the house, with red pine beams and hardwood planks, was also renovated. The house's plumbing system has been renewed and it is connected to the sewer network.
The house has been fitted with electrical wiring according to the latest standards, with a new main line, a new dual-meter box, a switch cabinet, and three-phase prepared. As part of the electrical network renovation, protective conduits for sockets, switches, and lamps have been embedded in the walls, so only the new wires need to be installed.
Regarding the heating system, three options are available:
1. Primarily, electric heating under the "H" tariff would be the most straightforward, which would require either a heat pump or 4 air conditioners;
2. There is a gas connection in front of the plot, so gas heating can be installed;
3. The house has two chimneys, so a fireplace/tiled stove/wood stove can be used as primary or supplementary heating.
The house basically consists of two parts: the main building and the annex built together with it.
Entering the main building, we reach a spacious entrance hall, from which one of the bedrooms opens, and from here, the dining room/kitchen can be accessed, and through it, the huge living room. Passing through the dining room, we reach the bathroom/toilet and a bedroom connected to a terrace through a small corridor.
In the annex, a room and a wet block have been created. The annex can be suitable as an independent living unit, a study, a workshop, a studio, or for other useful purposes, but it can also be opened to the main building.
The first half of the plot has been landscaped, and the rear half is an area overgrown with small and large trees but is passable, and it borders another street.
The brick part of the house has received 15 cm of facade insulation, while the adobe part is about 80 cm thick, so taking the new doors and windows into account, the house's heat-retaining capability is extremely favorable.
The entire perimeter of the house received waterproofing, carefully ensuring that no water remains near the house: where there is no concrete sidewalk or terrace, a 50x50 cm trench was dug at the junction of the house foundation and the ground, into which Dörken insulation was placed, followed by Kulé gravel. Thanks to this, the entire house is dry.
Zalaszentmihály is a very tidy, charming village with about a thousand inhabitants, whose reputation is also enhanced by its nationally known, Natura 2000 protected, picturesque fishing lake with a 100-hectare cobbled walking path lined with lookout points. The village's population has been stable for decades, with many young people and numerous German-speaking settlers, almost all with well-maintained properties.
