Technical description:
- The building features strip foundations; walls are made of 30 cm N+F ceramic blocks, and partition walls are 10 cm brick. A 25 cm soundproof brick is installed between the apartments.
- The facade is white, roughcast noble plaster with a dryvit insulation system 15 cm thick, with closed-cell insulation on the base and terraces.
- Heating is provided by a heat pump with underfloor heating.
- Roof covering is Terran tiles in brown. The insulation used in the wooden frame ceiling, covered with drywall, is 25 cm thick.
- Waterproofing consists of a single layer of thick modified bitumen membrane against ground moisture on vertical and horizontal surfaces.
- Windows and balcony doors are modern white plastic frames with triple-glazed thermal break glass, tilt-and-turn style.
- Entrance door: steel security door.
- Electricity: Energy supply is 1x32 A per apartment, each with a separate meter. Electric stove connections are provided. Comfort features include intercom, alarm system, and pre-installation for phone and cable TV. Sockets, switches, TV, and phone connections are Legrand Niloe or equivalent in white. Contracts for utilities must be made directly with providers. Lighting connections are installed inside the apartment and on the terrace.
- Painting: Kitchens, bathrooms, and toilets are tiled above; dining rooms, living rooms, and bedrooms come with two coats of dispersion paint in pastel colors chosen by the buyer from options provided by the seller.
