**For sale: 2,400 m² plot with a small house in Sopron, Fehér út**
A 2,380 m² fenced plot (0228/140) is offered for sale in Sopron, located on Fehér út, with direct access from an asphalt road and a small house:
• The building has a permanent panoramic view and a valid legalization permit. The house has three levels: dry basement (not developed), kitchen + living room, sleeping/resting room. There is no bathroom and no water in the house!
• Current zoning: orchard, Máb2 zone, with 3% building allowance.
• The part of the plot intended for the driveway to the house and for installing a covered parking space has been officially removed from agricultural use and approved by the State Chief Architect’s Office, so everything on the property is fully legalized.
• A car access road has not yet been constructed.
• Electricity (modern 32A system) is available on the plot and on all floors of the house.
• A house number can be requested, but permanent residency cannot be registered.
• There is a well approximately 16 meters deep, currently without water (in the area, groundwater is typically found at a depth of 23–27 meters).
• There is no water connection in the house – only electricity.
• Only electricity is available in the street; there is no water supply or sewage system.
