Hi everyone,

With heavy hearts, we have decided to put our **63 sqm home in Újlipótváros** up for sale.

This was never an apartment we bought purely as an investment – it has been our real home, filled with countless wonderful memories. We genuinely love living here, but our little one is growing up much faster than we expected, and we are slowly outgrowing the apartment. The time has come for us to start looking for a slightly larger home.

The apartment is **64 sqm**, with a spacious living room and **two smaller, separate rooms**. This layout is one of the things that makes it so comfortable and versatile. It could be an ideal home for a couple, a small family, students sharing an apartment, or someone who would like to have a separate bedroom and home office.

If you value peace and quiet, natural light, and having your own little sanctuary in the middle of the city, this could be a wonderful place for you.

The building has the classic Budapest **courtyard and open-corridor (“körgang”) architecture**, but the apartment is located in a particularly peaceful section of the corridor. Nobody needs to walk past our front door to reach their apartment, so the area directly outside effectively functions as a **small, private outdoor sitting space**.

And then, of course, there is **Újlipótváros itself.**

It is difficult to explain in just a few sentences why we love this neighbourhood so much.

Walking downstairs in the morning to grab a coffee, reaching **Szent István Park or the Danube within a few minutes**, strolling over to Margaret Island, or stopping by one of the neighbourhood’s many restaurants, cafés and bakeries – all while the heart of Budapest remains within easy reach.

Újlipótváros has a very special atmosphere. It is lively yet peaceful, urban yet somehow intimate and homely. It is the kind of neighbourhood where, over time, you find your favourite café, your favourite bakery and your favourite streets – and one day you realise that you are not simply living in an apartment in Budapest. **You genuinely feel at home here.**

Perhaps that is exactly why making this decision has been so difficult for us.

We would love the apartment to find someone who sees in it what we have seen: **a warm and truly liveable home in one of Budapest’s most charming neighbourhoods.**

We are moving on to something a little bigger, and with heavy hearts, we are ready to let this home become the beginning of someone else’s story.

Although, if we followed our hearts, we would probably never sell it – we simply love living here that much.
