A BUILDING PLOT WITH PERMANENT, UNOBSTRUCTED PANORAMIC VIEWS is for sale in the outlying garden area of Felsőörs, within a garden agricultural zone (Mk-1).

Under the applicable zoning regulations, the following development parameters apply to buildings and structures within garden agricultural areas:

a) Development type: detached
b) Maximum site coverage: 3%
c) Maximum building height: 4.0 m; the height of the highest façade may not exceed 6.0 m
d) Maximum area of underground structures: 10% of the plot area

Within the Mk-1 zoning category, the following additional requirements apply:

a) Minimum plot size eligible for development: 1,500 sqm
b) Minimum plot size that may be created: 1,500 sqm
c) Minimum plot width: 16 m

The estimated usable floor areas are:

Basement level: approx. 450 sqm (10%)
Ground floor: approx. 135 sqm (3%)
Upper floor: approx. 108 sqm, calculated at 80% of the ground-floor area

The characteristics of the plot make it possible to create a large, multi-level family residence, complemented by a fully usable basement level of nearly 450 sqm. The size of the basement allows for a wide range of premium functions, such as a wellness area, winery/wine cellar, hobby and leisure spaces, or a garage for several cars.

Utilities: water and electricity are already available within the plot.

A condition of development is that at least 80% of the property must be planted with vines or fruit trees. The completed building will be officially classified as an agricultural/economic building.

There is currently an existing building on the property, which may either be renovated or, in the case of a larger-scale development, demolished.

IF REQUIRED, WE UNDERTAKE THE DEMOLITION OF THE EXISTING BUILDING – THE COST IS INCLUDED IN THE PURCHASE PRICE.

The plot is accessible via an asphalt road, with only the final few metres being unpaved.

A concept design has already been prepared, demonstrating that even a three-level villa can be developed on the property.

The property is free of encumbrances and can be purchased directly from the private owner.

The Representative Body of the Municipality of Felsőörs has introduced a temporary development prohibition covering the Gksz-3 development zone as well as garden agricultural areas (Mk). This particular property, however, is EXEMPT from the restriction, meaning that it represents a unique opportunity and is one of the last properties where development may still proceed according to the parameters set out above.

The restriction has been introduced for a period of three years, which means that building permits will not be issued for other comparable properties for an extended period. The municipality’s new planning concept is expected to significantly reduce the permitted development intensity, meaning that in the future Mk-zoned properties with similar panoramic views and development potential are unlikely to be available.

The design process is currently underway, so a buyer joining the project at an early stage may still have the opportunity to customise the building according to individual requirements.

The purchase price includes the costs of design and permitting.
