Renovated downtown studio apartment for sale in central Budapest, 6th district!
We are offering for sale a compact studio apartment measuring 22 square meters, renovated in 2024.
The property is located on Lovag Street, one of the quiet and tidy streets in the 6th district, close to the popular Oktogon - this location is a great choice for long-term or even short-term rentals (provided that the AirBnB restrictions in the 6th district are lifted). The 2nd floor gets plenty of light throughout the day, and the view overlooks the street, offering a beautiful view of the classic architecture typical of Budapest. The small space has been thoughtfully divided: the large bedroom area has a 160 cm queen-size bed, a small table for two with chairs in front of the bright window, and a large 6-drawer chest of drawers. In addition, after the photos were taken, a wall-mounted clothes rack was placed next to the chest of drawers and a smaller lockable storage cabinet was placed in the corner next to the bathroom door. The floor is covered with splash-proof laminate parquet, which is waterproof for one hour.
The bathroom has a high-quality, elegant built-in shower. Considering the size of the apartment, a washer-dryer was installed. The bathroom mirror will be replaced in the future with an LED mirror similar in appearance to the one in the photos, but of much higher quality.
In the kitchen, we were only able to make use of the extremely small space with custom-made kitchen furniture. In fact, it is like a kitchenette, a practical space suitable for reheating food and preparing simple meals, with a surprising amount of storage space considering its size. An electric stove can be used for cooking. A built-in oven, extractor fan, and hob were not installed, as it was important to leave these appliances out in order to provide adequate storage space in the small room. In today's modern environment, there are many compact appliances available that can be purchased according to need and placed in the kitchen. In the small kitchen, we solved the problem of storage space by installing a high-quality Beko refrigerator with a lockable freezer compartment under the counter. The small size of the apartment is only noticeable in the kitchen, but upon entering the apartment, it still conjures up a warm and inviting atmosphere. The rich infrastructure (e.g., restaurants, snack bars, cafes, bakeries, etc.) that has developed in the neighborhood over several decades, typical of the 6th district (especially the Oktogon area), makes the apartment completely livable, especially for young people.
The windows and doors (bedroom window, bathroom window, and front door) are old and made of wood, and have been freshly painted. In cool weather, there has never been a problem with the temperature in the apartment, but even with older wooden window frames, there is a solution for retrofitting insulation, which works well with these double-layered windows and can increase the internal temperature by a few degrees. All apartments in the building have wooden front doors in the same style, which creates a pleasant harmony.
An electric Hajdu boiler provides hot water, and the heating is central, via radiators.
The common costs include everything except electricity consumption.
The community of residents is friendly and the common representation is excellent.
The apartment was renovated in 2024 and furnished with new furniture, after which it was successfully operated as an AirBnB accommodation for a year and a half until January 2026, bringing much joy to its residents and receiving high star ratings. Prior to renovation, it was also used for short- and long-term rentals.
It may be suitable for those who are looking for a compact city home that is easy to maintain, an absolutely no-headache investment, that is also suitable for mid-term renting.
