Description
CITYCARTEL presents:
A manor with a 15.5-hectare (155,271 m2) estate accessible via asphalt road about 12 km from Budapest’s city limits.
Located in Ócsa, Felsőbabád, we offer a 15.5-hectare self-sustaining estate surrounded by the Ócsa Landscape Protection Area.
The property consists of three parts:
1. The main building and its immediate surroundings, landscaped, fenced, and bordered by a fishing pond. Area: 1.5 hectares.
The self-sustaining fishing pond measures 70 x 30 meters.
The owner-designed, architecturally unique luxury 1,250 sqm main building (with occupancy permit from 2010) has three floors.
Much of the ground floor is surrounded by earth fill, providing thermal insulation and allowing the building to blend better into the landscape.

The estate operates its own waterworks and wastewater treatment technology. Heating is provided by geothermal energy via a heat pump. Recently, a solar panel park with 122 panels was installed, resulting in very low maintenance costs for the entire estate. The building is connected to natural gas with a gas boiler and also has a solid fuel boiler. Cooling is achieved through an energy-efficient passive system using floor, wall, and ceiling cooling.
The farm complex includes a caretaker’s apartment, numerous storage rooms, a 6-stall stable, and a machinery shed for equipment storage.
The pond contains carp and crucian carp.
