Description
We are offering our family house for sale in the picturesque village of Cserépfalu.
The property is located in a quiet side street, yet it is very close to the village center – within easy reach of a grocery store, tobacco shop, bus stop, community house, municipal office, the football field, as well as a nearby kindergarten, school, and the high-quality “Tölgyfa Bistro” restaurant. Its location is therefore especially advantageous.
The plot has a 40 m street frontage and a depth of 32.5 m, totalling 1320 m². Its extraordinary width ensures excellent separation from neighboring properties.
The house was built in 1967 on a solid foundation made of Bogács stone. On top of this lie two layers of 120-grade tar paper insulation and 50 cm thick tuff stone walls. The façade is finished with decorative plaster, and on the northern side with “swallow-pattern” plaster. The building faces south and is sunlit from sunrise to sunset. The garage and the outbuilding were constructed at the same time on a shared foundation – an exceptional execution. Most importantly, the building is completely dry, free from dampness or salt damage, which is rare in Cserépfalu. Of course, the house requires renovation, as it is older and has been uninhabited since 2018, but thanks to its remarkable features it provides an excellent base to start from.
The property is entirely free of litigation and encumbrances, and can be taken into possession immediately.
As local residents, we would be truly happy if this lovely house with its exceptionally good plot were to be purchased by a discerning owner or family wishing to live here permanently – rather than by someone who buys and resells properties solely for profit.
We are open to accepting a well-located building plot in the village as part of the value agreement, as we intend to build.
We kindly ask real estate agents not to contact us.
