Description

For Sale in Vác: A Unique 200 m², Two-Storey Family Home with Art Studio, Located Directly Beside the Danube Promenade

A home where creativity meets nature. Inspired by the spirit of Imre Makovecz, this two-part residence consists of a living area and a spacious studio wing, connected by covered walkways. The studio’s high ceilings and northwest-facing window wall create an ideal workspace flooded with natural light. Living space and studio, light and timber, tranquillity and inspiration — all in one place.

The plot is 438 m². Dense vegetation—pines and shrubs—surrounds the entrance, offering complete privacy and making arrival feel intimate and welcoming. The former garage now serves as a practical workshop with its own shower and restroom, perfectly complementing the home’s artistic functionality.

A charming rear garden opens directly from the house, featuring evergreens, tall pine trees, a small garden pond, and a shaded relaxation corner. There is also a sheltered patio area suitable for outdoor furniture. Though the garden awaits some landscaping, it has preserved its magical atmosphere. A 12 m² garden shed provides convenient storage for tools.

Short History
Known as the Szilva House, this two-unit family home with studio (built between 1982 and 1985) was designed in line with Imre Makovecz’s concept, following the principles of organic architecture, which emphasize harmony between humans, nature, and the built environment.
The design specifically reflected the owner’s affinity for the arts, creating a direct, seamless connection between living space and studio, allowing the creative process to unfold naturally and freely.
The property was classified as a protected monument until 2009, when a former owner requested its removal from the register due to minor exterior and interior alterations.

Technical Details
The main walls are built of 38 cm brick, with 10 cm brick partition walls, and durable larch beam pillars. The ceiling structure is timber with fiberglass insulation; the roof is covered with grey shingles. The house has three chimneys.
All windows are arched, wooden, panelled and double-glazed. The front door is wooden, double-walled, and insulated. All interior openings are wooden as well. Flooring includes wooden plank floors, solid oak parquet, and laminate upstairs; the kitchen, hall and wet rooms are covered with ceramic tiles.

The studio features a full-height, double-glazed, panelled window wall to ensure excellent lighting conditions. All ceilings are curved, timber-clad, characteristic of Makovecz’s style. The studio floor, staircase and gallery are made of larch plank flooring.
The left wing, containing the living quarters, has external wall insulation. In the ground-floor living room and kitchen, the original arches can no longer be seen, as a former owner covered the walls and ceiling with plasterboard during renovation.

Heating is provided by a Viessmann Vitodens 100 condensing gas boiler located in the basement, with radiators throughout and additional underfloor heating in the ground-floor bathroom. Hot water is supplied by an 80 L AQUASTC boiler in the living area and a 50 L AQUASTC boiler in the basement.
The living area includes 2 bathrooms + WC, while the basement has a shower + WC. The water and electrical systems were updated after 2016 (3×16A, RCD switch, copper wiring).

The main square and pedestrian street are within arm’s reach. Public institutions, schools, kindergartens, grocery stores, pharmacies and everyday services are all easily accessible.

Public transport is excellent: local and regional buses run frequently. The express train from Szob to Budapest Nyugati Railway Station reaches the capital in just 25 minutes. Both the bus terminal and train station are a 10-minute walk from the house.
A cycle path runs along the entire promenade, connecting towards both Szob and Budapest.
