Family Home in the Hills of Nyúl – Modern Technology, Forest Tranquillity and Premium Quality
Just 13 kilometres from Győr, in the hillside area of Nyúl, lies this two-storey family home built in 2014, offering a total of 311 m² of living space. It combines state-of-the-art technology, premium materials and the closeness of nature – making it truly exceptional.
For us, this house was far more than just a building. We woke up to birdsong, dined in the fragrance of acacia blossoms, and welcomed deer that would occasionally step up to the terrace – gentle visitors who never needed a key.
The upper living level of 156 m² is divided into two zones: one half as the centre of family life, the other as a haven of peace. Three bedrooms and a study provide comfort, while the 13 m² bathroom with a 450-litre bathtub, walk-in shower, washbasin and WC served daily needs. The 14 m² kitchen, granite worktops and a breakfast bar, connects directly to the 16 m² dining room. The 45 m² living room is the heart of the home: a 4.5-metre glass wall opens onto the garden and forest, while sliding doors extend daily life onto the terrace and into nature. Air conditioning ensures modern comfort with a homely atmosphere. The floor also includes a guest WC, a corridor with built-in wardrobes and a 4.5 m² utility room.
The lower level of 155 m² is designed for practicality: a four-car garage with two Hörmann gates, a technical room and a dedicated space prepared for a sauna with washbasin and WC. Multi-layer waterproofing and full XPS insulation ensure absolute dryness, even during heavy rain.
Every detail of the house reflects durability and quality: Austrian-made Internorm windows with 7-chamber profiles, triple glazing and anthracite aluminium cladding, equipped with automatic Schlotterer shutters and blinds that adjust to weather and daylight. Granite window sills inside and out, Weber silicone plaster and Austrotherm insulation all underline the long-term value and minimalist elegance. The house also functions partly as a smart home: the Loxone system can be controlled via smartphone, tablet or programmable switches. After handover, I also provide professional support as a certified Loxone Expert.
Heating is provided by underfloor and ceiling systems, cooling by ceiling panels, with radiators on the lower level. Annual gas consumption – with indoor temperatures set at 22–24 °C – remains below 1,700 m³. Even without heating, the lower level stays at 13–15 °C in winter and never exceeds 22–24 °C in summer, demonstrating outstanding energy efficiency.
The 2,100 m² plot is about three-fifths flat, with a landscaped flower garden and a small vegetable garden, while the remainder is a hillside with fragrant acacia forest. During blossom season, the scent of acacia fills the home, and from the top of the hill there is a breathtaking view of the Benedictine Abbey of Pannonhalma – a sight that makes you pause every time.
The neighbourhood is friendly and close-knit, almost like an extended family. A bus connection to Győr is a 20-minute walk, grocery stores are less than 5 minutes by car. And yes – deer do regularly visit the garden and terrace, almost like part of the family.
