The rezoning to residential status is in progress and will most likely be completed within weeks. If it should still be pending at the time of sale, the next owner can complete it: the property meets all requirements, and the rezoning would significantly increase its value.

The most beautiful part of the property is the unique, brick-lined wine cellar beneath the house, and the brick-built fireplace (wood-burning) adds to its special character.

The plot sits close to the forest, yet still within the inhabited part of the village. The Danube bank is a few minutes away, and the free public beach is a 20-minute walk, offering comfortable swimming. Despite the river's proximity, there's no flood risk – Szigetmonostor is surrounded by levees on all sides, which comfortably handled the 2025 flood as well.

The house has fiber-optic internet, making it perfect for combining home office work with gardening – we're speaking from experience. :)

Utilities include water, sewage, and three-phase electricity connected to the building, and there's also a gas connection point on the plot. With relatively little investment, the house could be converted for year-round living.

The plot is within the settlement boundary, zoned LKE-6 under Szigetmonostor's local building regulations.

The cellar is 25.5 m², the ground floor 32.5 m², and the upper floor approximately 23 m².

Many people in the area live here full-time, and free festivals and concerts are held in the summer – a pleasant community has formed in the village.

A small shop is a 5-minute walk from the house, while a nursery, kindergarten, elementary school, bakery, doctor's office, post office, and the free beach are all within a few kilometers. Two farmers' markets run on weekends in the village. The Dunakeszi ferry is a 5-minute walk away.

Whether it's cycling, water sports, running, or hiking, the area has everything you need to enjoy your favorite activities in fresh air. We regularly walked to Pásztorrév as well, which drops you off at the Szentendre promenade, making it easy to spend an afternoon on the other side of the river too.

If you're interested in environmental protection, self-sufficiency, greening, and connecting with nature, you're in the right place on the island. The plot is close to a Natura 2000 protected area, and strong agricultural chemicals aren't used anywhere on the island, since much of Budapest's drinking water originates from here. Through hobby gardening alongside home office work, we harvest about 150 kg of produce a year from the garden. We fed the soil organically through composting, and tried to give the rest of the garden back to nature – seeking out native herbs that tolerate drought, provide transpiration, and bring back natural wildlife. Hedgehogs, for instance, are regular visitors to the plot and help keep pests in check, and mason bees are also frequent visitors – very peaceful, and great pollinators for the trees and shrubs. Stag beetles also live on the plot, along with many birds (mainly tits, redstarts, jays, nuthatches, sparrows), and bats appear here after dark.
