Description
Hidden Little House in Zala, Nestled in the Valley of the Vöckönd Vineyard Hills
This secluded little house is located in the valley of the Vöckönd vineyards, on a hilltop with a unique microclimate. While technically situated on a hill offering a beautiful panoramic view, the property is also nestled in a wind-sheltered valley. This means that even on summer nights, the temperature cools down at the lower end of the plot, making the house pleasantly cool even in the hottest months.
From the upper part of the garden, a partial view of the magical panorama opens up, but a short 100-meter walk through the forest leads to a lookout point, from where you can enjoy a full western view stretching all the way to the Kőszeg Mountains and the Alpine foothills.
The nearly square-shaped, ideally proportioned half-hectare plot includes:
1,500 m² of vineyard cultivated by hand
1,500 m² of orchard (mostly apple trees)
The remaining area is a grassy, wildflower-covered space, which I only partially mow, as seen in the video presentation.
The House
The top level of the solid brick building, built on a dry, stable stone foundation, is in good condition and consists of two ~10 m² rooms (kitchen and bedroom). The house was renovated a few years ago, including:
New plastic windows and doors
New flooring and wall paint
Updated furniture
Note: A kitchen counter has not yet been installed; currently, the kitchen has only open shelving units and a dining table.
In the bedroom, you’ll find high-quality solid wood furniture, a new double bed, and a fully functional original wood-burning stove (sparhelt), which quickly heats and keeps the house warm in winter.
Price does not include the furniture, but the property can be purchased furnished for an additional HUF 450,000.
Basement, Utilities & Extras
The bottom level of the house is a 20 m² dry cellar, which comfortably stores a ride-on lawnmower — making maintenance of the plot a joy. The mower may also be available for sale with the property upon agreement.
Electricity is connected to the plot, but interior wiring still needs to be installed.
Water: Rainwater is currently collected in a 1,000-liter concrete cistern. Drinking water can be fetched from a traditional blue public well in the nearby village.
No indoor bathroom has been built yet, but there is space and possibility for extension.
A clean, well-maintained composting outdoor toilet is available, with a small camp-style shower corner beside it. I often shower there at sunset, as by that time the valley is completely private — the few neighbors only visit during early mornings for farming.
A 5 m² covered lightweight storage shed has also been attached to the house.
Ideal For Farming, Retreat, and Relaxation
This location is perfect for those seeking peace, nature, and self-sufficiency.
There’s no noise from highways, only the sounds of wildlife — deer, stags, hares, pheasants, and countless birds from the surrounding forests.
Access is very easy:
Asphalt road up to the last few hundred meters
Well-maintained gravel road leads directly to the property
The plot can be accessed from both the bottom and top by any standard passenger vehicle
The property is located at the rear end of a cul-de-sac valley, so only the owners of the three plots beyond occasionally drive past.
Vöckönd is a tiny cul-de-sac village with only 79 inhabitants, accessible through another dead-end village, Kemendollár. The property itself is located on the vineyard hills at the very edge of the village, making peace and quiet absolutely guaranteed.
Here, you can truly disconnect from the outside world and forget about everything happening beyond the valley.
The property is for sale directly from the owner at the listed price.
Viewings are available on weekdays after 5 PM, and during the day on weekends by appointment.
The land is free of encumbrances (100% private ownership).
Please note: the area is zoned as agricultural land, so the official public posting process (“kifüggesztés”) is required by Hungarian law, and this typically takes 2–3 months.
For Sale Directly From Owner – No Agents
Price is firm and the property is free of encumbrances, owned 100% by a single private owner.
Property viewings are available on weekdays after 5 PM, and anytime on weekends by appointment.
Real estate agents, please do not contact me — I kindly ask for your understanding. Thank you!
